Ross students especially, be watchful of these landlords. They charge rates from 2004, prior to an effective crash in the Miami market. If you look at comparable units, they are by far the most expensive apartments for relatively lackluster units. My experience in South Miami leaves me weary and reminded of the pitfalls in renting. I had to pay rent through the end of the month because they don't prorate at the end of the lease. But my plan was to leave on the 1st of the month. So I leave on the first morning and run into the new tenants as I'm leaving. In turn, they go and have someone move into the apartment the day you move out and collect double rent on that unit for a month. While this isn't necessarily seedy for Miami, I'm still wondering why 90 days later I haven't been able to contact my landlord to return my deposit. Isn't it a law in Florida to have the deposit or notice of forfeiture after 30 days' I will never recommend Valencia to future students and hope that the BBB of South Miami intervenes and looks at some of their questionable business practices.
