I currently live in Valencia apartments and although it was a major pain and process with forms and fees at the start, it is worth it. The management has changed three times already, but I finally think they are getting ontop of things. I love the community and although the area around the apartment building is not-so-good, I would recommend living here. The location is great (walking distance to Sunset Place) and the apartments are very nice. I am a University of Miami student and I love living in a place with families and college students. The pool is great, the apartments are amazing, and it's pushed off Us-1 just enough to be a bit quieter.
