Well everyone, I apologize for the delayed response.. sure enough, I had to buy a carpet. 2 year lease, and they provided photos of 1 dime size spot in the both bedrooms, and three spots in the living room (2 quarters and 1 nickel). Family of 4 , for 2 years - clean carpet being replaced over 5 spots the size of dimes and quarters.
My suggestion to anyone who moves in there, photograph the apartment when you move in.. you know the form you fill out, fill it out! In detail. These people comb through looking for mistakes.. take photos of every nick. If you do any repairs, photograph it. They tend to loose paperwork, so have them photocopy and sign that check in form you are supposed to turn in. When you move out they will claim you never turned it in.
Calais Park, I don't care how much crime doesn't get reported. The idea of living across the street from 94 sex offenders is freaky. Every neighborhood has 2, maybe even 5.. but not 94. That means, the grocery clerk, gas attendant or your maintenance man is probably a sex offender. They are at a department of corrections habitat.. they don't own cars so they walk to their jobs...
And for the record, I don't have to live next to anybody I don't want to live next to.. that's why I left.

| MANAGEMENT RESPONSE: These comments are totally over the top! We thoroughly check the backgrounds of all of our employees, just like we check the backgrounds of every applicant. In 5 yrs of business we have never had to replace a steel front door due to abuse. Once again this is a resident that had problems and was non-renewed. We are well aware that there are criminals and sexual predators in our area. There isn't a single zip code in the Tampa Bay area where sexual predators don't reside. Unfortunately we have to co-exist with these people. We've done a little research on the people that commit these crimes and have discovered that over 90% of them know their victims. Normally these offenses are committed by family members, co-workers, and acquaintances. Also these offenders are less likely to have future arrests than other types of offenders. Let me tell you a little about Calais Park. Our community has maintained the highest occupancy of any of our competitors. We get most of our rentals from resident referrals. The community is filled with professional people that love living here. Many of our residents have been here since we opened over 5 yrs ago. Others are on 2 yr leases and are renewing for 2 yrs. This is a quiet community on a dead end street. The perimeter of our community is totally fenced and we also have limited access gates. Every adult occupant has had a criminal background check as part of the approval process. We also have a Courtesy Officer here and quiet hours after 10PM weekdays and 11:30PM weekends. We have not had one violent crime here since we opened 4 yrs ago. To our knowledge we have never even had a home burglary. Half of our staff and their families live here. Many people working in law enforcement live here as well, with their families. Elementary, middle, and high schools are all very close by and they also have had no problems with sexual predators. St. Pete Police compile crime statistics by federal census tracts. Their web address is www.stpete.org/police/index/ We are located in tract 243.02. If you check that tract you will find that no sexual offenses including rapes occurred in this whole area in 2006 or through September 2007. You will also see that our census tract is very low in all types of crimes. It's one of the lowest areas in the City! We invite you to stop by our community and view the many many letters we have received from satisfied residents. We have a large binder in our lobby that is full of them! | |

Not one violent crime? What about the rape of the 12 year old girl 3 or 4 years ago?? Does that not count as violent. Also, the only reason your staff lives there is because you give them a deep discount on their rent!!

Oh my goodness gracious! I am beside myself. No crimes of this nature have EVER occurred at Calais Park...and of course I pray they never do. This can be quite an ugly world, but people who lie about crimes make it even worse. I plead that you exercise the truth "anonymous" and remove this terrible statement!

They nail every resident for carpet. They have cleverly written leases in which they attach a "new carpet addendum" if your unit has new carpeting when you move in. The addendum states if they determine you have damaged the new carpet, then you must pay for it. That way they can legally replace all of the carpeting by charging tenants upon move out. I believe there is a law against unfair contracts, where one party benefits way more than the other, and can actually be considered invalid in court as a result.
