OK place but front office doesn't honor offers

I've lived at IB for almost a year now. The place does have its problems but not as bad as most of the other places I've lived. There are no perfect complexes. They have large floor plans for the money. These are older apartments so they were built before the trend was to squeeze people into a sardine can and charge more money. The maintenance staff is AWESOME...James to be specific. He was always prompt for any issue we had. My only maintenance problem I've had since moving in is a leak on my ceiling and wall (I live on the second floor). Come to find out that the guy above me (we'll call him "AHole" for now and I'll tell you about him in a minute) didn't notice a huge puddle on his floor from his A/C unit. Apparently the "float switch" broke and didn't shut off when the water overflowed. They fixed his unit and our wall quickly. James was so good he was promoted as Chief Maintenance at another property.

I've read posts about thin walls. From my experience it's not the walls but the floors and ceilings. I've never heard my neighbors on either side of me. . .I just hear "AHole" upstairs all the time. He likes to have people over at 4am and stomp around and throw what sounds like bowling balls on the floor. Anyhoo, that's another story all together.

All in all I'd say my only complaint with the property is the thin floors and ceilings. Everything else is great. Awesome kitchen appliances and counters. My apartment backs up to the mangroves so I love the privacy. The stacked washer/dryer is a little small but I'd rather have that then lugging my laundry down to a facility. Water is included in rent so who cares how many loads I have to do.

There is a small pest issue since we are right next to the mangroves but they implement a very good pest control procedure. A few months after I moved in they went to a new trash pickup service. They began picking up during the day instead of the night. Not a big deal for most but again we live near a nature preserve so there are racoons. The smart little guys can get into anything! I named the racoon who always visited me Herb. He liked to visit around 2am to dine on my leftovers. I'd hear him, open the front door and he'd be standing there with a steak in his paws. He'd look up at me with a look on his face of "What'! I'm eatin' here!" (in a New York accent). This was a problem that the staff recognized. They have since rescheduled the trash pickups to 8pm every night. This has ridden us of the racoon problem but I kind of miss Herb now.

I've already renewed my lease for next year. I have recommended this place to a few of my friends who now live here as well. They seem to like it as well.

**UPDATE** As I mentioned that I've recommended this place to a few of my friends who one of them lives here now...they don't honor the referral bonus.

I had a coworker move in over a year ago. He placed my name on his lease stating that I referred him. I went to the office to get my referral bonus and they said I had to wait 90 days. OK, no prob. I came back 90 days later, they said they would start the process and give me a call. I never received a call after 6 months and so I called and they said they'll get it to me.

Now the place in under new management. I went up there last month to check in on my referral bonus since I just heard from my coworker that he had RENEWED his lease...meaning it has been over a year now. The workers at the front office saw in my file where the process had been started but never completed. They said they'd have to check with their District Manager for authorization and they would give me a call back. It is now a month after that and I called the office. They HAD heard from their DM but never called me...go figure. No, they will not honor the referral even though I had done everything correctly and that the office dropped the ball. Which review would that be? And before you say I'm full of crap..remember..this is MY opinion..Not yours. This is from MY experiences so far..NOT Yours.

I recently moved from one apartment to another at Inlet Bay. I found that the office staff, as well as the maintenance department, have been great. I had some problems with the apartment that I was moving into, so wrote a letter to let them know my concerns. EVERYTHING was fixed, within 24 hours of receiving my letter. The tenants here need to take SOME responsibility for the appearance of the outside of their apartments. We all know that the wildlife can be a problem, so DON'T put your trash out until 8:00 p.m.! They are around between 8:00 and 9:00 to pick it up. Problems occur when people just leave their trash cans out all day. Of course the animals will visit! Inlet Bay is a decent place to live for the rent we pay. Most other places in the Gateway area are more expensive and less appealing. I do wish the gates were more secure, but if you read your lease, they do not claim that the gates are there for security. They are there to control the traffic through the apartment complex.
