1) When looking at the lap pool being built between buildings 3 and 4, ask management when it will open. They will certainly tell you it will open in just a couple of months. This has been the story line since at least 2005. A memo finally went out to residents in the spring of 2008 promising the pool would open by Memorial Day. Sadly, the pool is the same as nearly 3 years ago. It is filled with rain water and is a breeding ground for mosquitoes and a tanning bed for toads. (Edit: Jan 2009...pool has been finished, but last report was it is still closed and resident cannot swim in it).
2)Like cats' I sure hope so. The grounds are over run by stray, feral cats. PB refuses to do anything to address the situation. Instead, these flea-infested cats have taken over the grounds and are a disease risk. Better yet, some residents think it is ok to feed these cats, treating them as pets when they are anything but!
3)Want to have furniture delivered to your home from say Ashley, City, Carl's etc' That's fine but be prepared to fork over $100 to PB security for this luxury. Yes, they charge you when you have furniture delivered!
4)Better yet! Moving out' Be prepared to pay $100 just to leave PB. Have you ever heard of an association that charges such a fee' For your $100, you get NOTHING in exchange. It is not a deposit either! Also, enjoy having maintenance complain to you for using the elevator when moving, even after paying the bogus fee.
5)Even though the grounds have numerous dog waste bag stations, a good 50% of the residents refuse to use them. Hope you are not wearing sandals when you step in a pile on the grass. In addition, some pet owners allow their dogs to go #1 in the hallways. How did PB respond' Memos were posted on everyone's door, regardless of being a pet owner or not, stating that if it happened again, the whole floor would be fined $100. If they ever tried to collect such a fine from me, I would have had my lawyer contact them pronto.
6)Have an emergency maintenance situation' No problem! Call the 24 hour emergency hotline, but don't expect to get a call back anytime soon, if ever.
7)Did someone park in your assigned parking space' Well if you rent, you cannot have them immediately tow the jerk who took your spot. Only owners have that special right. Who cares that you are paying for this spot with your rent and; therefore, should be afforded the same rights as owners at PB!
8)Looking forward to living in a 'secure' gated community' PB is not known for high security, a responsibility that should be shared by both management and the residents. Some residents or guests of residents sneak behind cars to get into the gated parking lot. Many times I was nearly hit in the back of my car by someone sneaking in. These same people would constantly break the traffic pole, rendering the gate useless. People constantly use a brick to keep the back door of the complex open, allowing anyone free entrance from the Milam's parking lot. Sunny Isles Police have caught former security guards asleep on the job during overnight shifts. Don't think you are safer here than anywhere else.
9)Some of the residents lack complete respect for the community. Rather than putting trash into the trash chute, bags are left in the garbage chute room. People sit on their balconies and have loud conversations with other people on their balconies at all hours of the night. Doors are slammed. Dogs bark and bark, while left outside alone on the balconies. PB would send out memo after memo, but nothing would change. Perhaps that would be the time to charge a $100 fine and really mean it.
10)Management does not care about you, especially if you are a renter. People are told different things. The office is supposed to be open till 6pm, and sometimes they close early without any warning. Consider yourself lucky if you get someone live on the phone. PB used to be a pretty community. However, when the sales office moved away, things went downhill very fast. The grounds are not well maintained, with lots of spotty, non-mowed grass, hedges either overgrown or missing, and blank areas of dirt that once held pretty flowers. Trash is left scattered about. Many, many units are in foreclosure, so perhaps there is a lack of condo fees to pay for the upkeep of the property. It is sad when the older building that is just south of PB (currently being remodeled) looks better and well maintained.
Consider yourself warned. Read the other reviews on here which are spot on. Do your research before signing a lease or purchasing. Also, when signing a lease don't be surprised if they give you another apartment different from the one they promised you. The ol' 'Bait and Switch' is a common trick.
During the time I was a resident, PB was managed by Southeastern Services.

Thanks! We were prepared to rent there. After reading your review, we went there and confronted management about the issues... they didn't deny anything! They were proud that there have been no assesments charged to the owners... it's because of the bogus $100 tax they add on to anything coming into the building! We ran fast.... we are so glad you posted!!
