THIS IS A LETTER I SENT TO Equity Apts AND the BBB:
(I withheld names of staff for this review)

To Whom It May Concern:

I am currently a resident at Welleby Lake Club and feel compelled to write you regarding my unsatisfactory experience at your community, beginning with the signing of my lease in June of this year.

Since the first day of residence at Welleby, I have been inconvenienced, ignored and charged for an amenity, which has never been utilized.

On my move in date, I appeared in the leasing office to sign my lease and give the prepared amount of payment to move in to my apartment. I was told that the office was not aware that I was moving into my assigned apartment that day (even though I had spoken to _ on more than one occasion to confirm the date), therefore a lease had not been drawn up. This upset me to say the least, as I had arrived at the property with a 16 foot moving truck filled with my belongings and having already turned in the keys to my previous residency. _, who was the only consultant in the office at the time, had to call had to call _ to ??walk him?? through the document preparation process. After resolving that problem, I was advised that the amount I had come prepared with (which was the amount I had been told by _ I needed) was not the total amount I had to provide to move in, nor was it able to be given in the form of a personal check, but in a money order. _ was willing to allow me to leave a personal check for the total amount until the following business day, since I would not be able to get a money order on a Sunday.

Once I was inside my apartment and looked it over, I was very disappointed with the lack of cleanliness and need for repairs:

*The kitchen cabinets were very greasy and filled with food crumbs; the dishwasher was filled with dirty water and a used Tupperware container and there wasn??t an ice maker in my ??ice-making freezer??

*The vertical blinds in the living room were broken and had to be replaced. (Panels were missing and the blinds would not open completely).

*When using the shower, water leaked out and flooded the floor causing the tile to start peeling up; the magnet on the medicine cabinet was broken and I was so disgusted by the condition of the toilet seat (including cracks and stains), that I purchased a new one and replaced it myself.

*The stove had only 3 working burners at my move-in and the first time I attempted to bake something in the oven, it burned after being in only 5 minutes of the 25 it was supposed to be in. I soon discovered after asking one of the maintenance technicians (who was there to install the ice-maker) that the wires for the ??bake?? and ??broil?? functions were most likely switched. I told him I would contact the office to request a new stove and he told me that they would probably not replace the stove unless I didn??t have ANY functioning burners.

??The front security gates were not being utilized. (Due to the replacement of the roofs I understood suspending the use of the gates at the time. However, the roofs have been completed, we were given a resident notice that the gates would be in operation again being in October and assigned gate cards. However the gates are STILL not being used. (I think it??s safe to assume there is a portion of my monthly rent payment that contributes to the use of these gates, as your company advertises it as an ??included?? amenity.)

??There were additional damages to closet doors including, dents which prevent the doors from closing properly and which I assume were made by previous residents and never repaired.

In addition, you should be aware that on a few occasions, I have left messages for the leasing office requesting someone return my call. However, instead of receiving a prompt response I have had to make three or more additional attempts, sometimes over the course of a few days, in order to get a resolution or answer. (It is not my responsibility to track down your leasing/customer service personnel to get a response to my concerns as a resident.)

Having been a resident in five apartment communities within Broward County over the past 13 years, I have received both superior and mediocre customer service. However, Equity Apartment??s Welleby Lake Club has by far been the most disappointing and frustrating experience of apartment community living.

I have resolved myself to the fact that I am never going to receive the fulfillment of the ??Resident Commitments?? your company claims to provide (i.e., ??An Excellent Move-In??, ??Total Satisfaction?? and ??Personal Attention??) It is my hope, however, that you will take these complaints into consideration and strive to provide much greater service to your future residents.
