I've been living at Chartre Oaks for two years, and also have seen the change in management as a previous reviewer on this complex commented on.

All of their claims are founded and honest, despite the less mature tone of the reviewers. I've had the same problems and more.

In the one bedrooms, they have old (and I mean old GE units that arent' even made anymore old) air conditioning units in the walls (like in hotels). They are unbelievably LOUD and INefficient. My living room would be freezing, and my kitchen/bedroom/bathroom at least 15-20 warmer and stuffy. Mine broke after two months of the summer here. It took them five days to fix my unit, and they installed a SMALLER one, and plugged up the foot plus whole left in my wall with insulation padding and duct tape. I now have silverfish in my apartment due to gaping wholes around my air conditioner. Duct tape and summer does not equal insulation.

The complex itself is noisy, and full of inconsiderate and some highly ghetto like renters. The nice people that do happen to live here, fall under the "we waited too long" and at first glance is a nice complex.

The grounds crew must have been released by the new management, because it used to be fairly well maintained. Now with the rain and wind, it looks horrible, dirt on pathways, sticks, leaves everywhere.They recently BLEACHED the walls, yet...nothing has been doen to touch the grounds.

Also, my biggest grounds complaint is that this being a pet friendly complex, all you see and smell is dog feces. EVERYWHERE. It's gross, no one picks up after their pet. Hot Florida sun and feces...you do the math.

Management, the property manager I'm sorry to say is an inexperienced jerk and is more concerned with gimicks than solving the problems of the residents. I wanted NOTHING more than to sign somewhere else after my one year lease was up, but due to other factors I was stuck here.

I would include positives in this review, if there were any worth mentioning. The only plus to living here is it is in walking distance to FSU and there isnt' a huge parking problem, which anyone in Tallahassee knows is a big huge problem.

Bottom line, the management and maintenance are driving this potentially GREAT complex into the ground.
