Poorly managed; Fed. subsidized hosuing is crap.

By being federally subsidized, Woodlake at Killearn/ Royal American properties finds it easy to let renters come and go. They have no incentive to maintain renters for multiple lease terms since the government pays them money, and they let the property slide into the dump. All the other negative statements you've read about this place are true.
Let me tell you one more story. This past summer (June 2003) there was a lot of rain. One afternoon the water kept building up behind the 1400 building by the courts as usual, but it went from 5 inches deep to two feet deep in half an hour. What happened was that maintenance did not clear debris from the parking lot, and it blocked the drains. All the water trying to drain out of the complex backed up, and flooded the 1st floor apartments in two buildings. Ten apartments, with water marks a foot high on everyone's back door. -Unless you had renter's insurance, all your possessions were sopping wet and ruined. This happened at 4:45pm on a weekday, before people were home but while the office was still open. Did maintenance fix the problem' NO. Two tenants with a rake and a truck figured out the drain in the parking lot was blocked with leaves and trash and cleard it out for the water to drain. The managers and maintenance had no clue what to do.
Do you want to live in a place where no one knows what to do in an emergency' The people who work here only do so for the rent discount they receive.
