I am the guarantor of my daughter's lease. This is a warning to parents. If your student is an hour late (i.e. turns in money due first thing next morning) or he/she makes some minor mistake there will be a cost to it. Students who cannot live by the "letter of the lease" should not rent here. One day late on your rent payment . . . sorry, that will be a $25 late charge. More than one day late' Add $2 a day to the late charge. Turn your key in one day late after move out day' Sorry, that will be a $100 late charge. At move out time, expect a $20 "photo" evidence fee (no doubt a digital camera snapshot that takes one second during the final inspection.) You will pay $25 for carpet cleaning, like it or not. More bad news about this place, DO NOT PAY RENT USING YOUR BANK'S BILL PAY FEATURE. You must hand these people the check (and I would make them give me a dated receipt) just to be on the safe side. Why' We cannot prove it but we suspect they figured out they could hold BILL PAY checks received by mail (no postmark on envelope believe it or not) just to get the late fee. After having made several payments without problem this way, the next ones were "late" so it seems they figured out how to trick that system. These are not good people. If you are stuck in a lease there you are stuck but make sure your student follow their rules to a "t" because there is ZERO tolerance (DO NOT beleive them if they say otherwise) for the poor college student.

Agreed. This place is no good. I moved out and they charged me the $20 dollars for photos and they also charged me an additional $600 dollars to replace the carpets that they told me they'd replace WHEN I MOVED IN 2 years prior. Get everything in writing if you live there now and file it away for when you move out. It's also a good idea to take pictures of the place NOW if you haven't already so when you move out you have evidence of what you did and what you didn't do. They are money hungry and dishonest. Don't live there.

First, this place is the best place I have ever lived. Yes, if you pay your rent late, there are LATE FEES, every place has that. But this place is nice since most places you have to pay rent on the 1st, but you can pay up to the 15th at Polo Club. Also, that's the last day you can pay, I mean you could always pay a couple days earlier. Maybe your daughter was just too lazy to walk 100 feet to the office and hand in a check. I've been living here for 2 years and planning on living here next year, and I've had no problems. Yes, I have had to pay the late fee, but that was Because I forgot to pay on time.

If you're late, of course you have to pay the late fee. If they make an exception for you, then they would have to do it for everyone. I also see no reason why it should be late, considering they put REMINDER SIGNS at each entrance to the complex reminding residents that rent is due. What more could you ask for?
