I've read the other seven (at the time of this posting) reviews, and there must have been some changes from when they posted to when we lived here. We've lived here for about a year, and have had a very good experience. Be aware that as a participant in various government programs, they have (legally required) income restrictions limiting the amount you can make and still live there. Exceed the amount, and you will not be able to lease with them anymore.

First, the pros: The grounds were neat and clean and frequently maintained. The admin staff was (with one exception) helpful and friendly. The maintainence staff was the best I've ever experienced in the 40 moves I've gone through. We were able to stop and chat with them on their outside rounds, and they would be by later that day or early the next to fix whatever it was we mentioned. Whenever we called and left a message, they were by to fix it. There are regular treatments for pests. Gated community. Fax services are available. Will rent washer and dryers. Staff knocks and speaks loudly before entering. Packages can be left at the office.

Next the cons: Late sleepers will occasionally be disturbed by the leaf blowers or mowers. One of the admin staff defines the word "airhead", talk to anyone but her. The washer and dryer hookups don't match, one is electric, the other is gas'!' The "deal" they have with the cable company is exclusive, mandatory (if you elect to have cable) and more expensive than the normal cable deals. Internet and cable sometimes needs a booster to be able to use both. Staff WILL enter after knocking and speaking loudly if they do not hear a response. Some of the neighborhood children could use more supervision. 11 month leases. Occasional noisy neighbors-you'll not hear your next-doors, but you might hear the ones above/beneath you.

Overall our experience was very good.
