I have lived here for a year now. I'll try and organize this the way that I wanted the reviews to be organized when I was looking here:
Noise: If you are looking to get away from the "college" areas, this place is quiet and family oriented.
Price: For the price (1b/1b in 2008 $480), it is reasonable. You pay for electricity, cable, and internet. Water and sewage is provided.
Parking: Parking is assigned parking, and plenty of public parking for guests on the sides of buildings.
Safety: There is a police sheriff who lives in the vicinity, and it is a "gated" community. I have tallied the amount of times the gates haven't been functioning. The "entrance" gate is broken about half of the year, while the "exit" gate is functioning the whole year. It broke a couple of weeks ago, but was fixed promptly. I wish management would get on the entrance gate.
Building: The buildings are indeed a bit structurally old, but nothing outrageous. Everything is manageable, especially for the price.
Maintenance: I have concluded that maintenance are lazy and slow ONLY if it doesn't necessarily pertain to the management's bill. Example: If you have a leaky faucet, they'll come and fix it the day of your complaint because it is their water bill. If your back porch door won't close properly, they may never come. It's just good to continually remind them... annoying, but persistence is key with the management.
Laundry: 1b/1b do not have laundry facilities, whilst larger apartments do. Laundry can be a hassle to take, but not a big deal.
Management: Again, persistency is key with them. If they don't hear it (once, twice, three times, etc) they won't know. Certain excuses are not acceptable, such as this one review about a fridge not properly functioning or something. That is not acceptable at all. The office is run by females who are very nice, but sometimes a little... forgetful... spacey... you get the idea.
Overall: For those who are coming from a large town, say New York... this place is a steal. The apartments are very well spaced and well priced. There is a mall, movie theater, restaurants, and basically anything you'd need within 10 minutes of driving. This includes the FAMU and FSU campuses. The neighbors are extremely nice, and very welcoming. If there is ever a problem, I don't ever have to feel hesitant to knock on his or her door and just ask nicely. During the seasonal changes, there were SMALL insect problems, but I sprayed my apartment (in addition to the monthly pest control), and there hasn't been a problem since. Living on the first floor obviously has its disadvantages, insects being one of them. Maintenance are nice guys, and they sometimes abruptly walk into your apartment. If you have a problem with that, just tell them to look for your car in the assigned parking spot before entering. I bought a chain lock, and haven't had a problem since.
Hope this review helps, I apologize if its too lengthy, but I know what you must be feeling coming into an apartment that you have little-to-know clue about.
