I lived here after moving out of Royal Village. I couldn't break the lease, but I had roommates who threatened to kill me because I told them they were slobs. So they transferred me to Royal Oaks and charged me $100 for it. This place is a craphole. Hip Hop Fish & Chicken is right behind it, so you can't use your balcony because all you smell is burnt grease and oil. Also, the guys upstairs threw huge parties and the ceiling swayed so much it was a miracle it didn't collapse on us. Also, the gross motel outside my window where 2am crack deals occurred and where people would get into arguements and lock their significant other outside the apartment so that he could bang on the door & yell for hours was literally 20 feet away from my window. The laundry room was constantly used by the gross people at the motel, even when the owners put a lock on it- someone just broke the door down, and then a drunk threw up in a washing machine. You used to have to call every day for a week to get someone to look at a maintenance problem. Then they would look at it, go away to "get tools" and never return. The people "running" the office are complete morons. This place was miserable. The ONLY redeeming quality was the walk across the street to campus.
