Slum

One of the grossest places I've ever lived. Their are literally rats, cockroaches, and other vermin running around the premises and inside the homes. It's a poor neighborhood, so little children run around in the parking lot screaming at all hours of the day, and the adult residences of this community enjoy blasting repetitive, two note bass music at all hours of the day/night. Actually, there's one exception, some dude enjoys what can only be described as circus clown music and he enjoys blaring it at 3am every evening. These are old buildings which were cheaply made, so their foundations have shifted, and their are cracks both in the foundations, and in the window/door frames. This makes it virtually impossible to seal these units, meaning you'll be visited on a daily basis by the vermin wandering around this poorly maintained community. I think I kill a spider the size of my head or a giant cockroach at least once a day. Even worse, the poor condition of these units makes it impossible to maintain a steady temperature in your units, so you're heater/A/C will be working overtime. I have kept my heater/AC turned off the entire time I have lived here (so I've boiled to death in the summers and froze to death in the winters). My utility bills still come out over $200 every month. So, you end up paying at least $1000 a month to live in a really ran-down, poorly maintained apartment in a poor neighborhood. I know Tallahassee is a disgusting city, but even for Tallahassee this is a complete rip-off. It has been a year of hell, and I'll be ecstatic when my lease is up.
One positive change, is that Coastal Property has sold their contract on many of these units to Cornerstone. Cornerstone is an awesome company, their staff are really friendly and professional, and they could easily turn this place around in a couple years. If you're looking at a unit from Coastal property either here, or anywhere else in this city run before its too late.
