Security is mixed. There have been a number of break ins (into cars) since I've been there. My work van was hit once. I also had my windows shot out with BB's once. We used to have problems with a flasher (HSO couldn't get enough evidence to get rid of the guy). But overall, I'd say it's no worse than average.

The new staff is mixed. A couple of the folks are easy to get along with, but one in particular can be a pain. Before I renewed my lease, I asked about the extra utility fees (since those are no longer included). I wasn't told all of the fees, as I found out when I went to sign the new lease. The other fees weren't enough to change my mind, but it makes you wonder what else they don't tell you. You feel like you aren't always getting the full story.

When they took out the alarms, I had no notice. I set the alarm in the morning when I left for work, and when I returned at lunch, it was gone. They said they left three notices, but I didn't get any. Also, I found my notice for the rent renewal at the end of the porch. Overall, the management doesn't seem to quite have it together.

The apartments themselves aren't bad. The pantry is odd, but can work. The past owners did not do a very good job at using good construction (from painting the exterior to the interior paint and trim). There seems to be good insulation in the interior walls. Most of the noise I hear comes from the exterior walls, perhaps through the windows (which are single pane).

One quirk of the complex is that it floods everytime it rains really hard. The buildings are ok (as far as I've seen), but the parking lot can fill with up to a foot of water in places. This can be worse if the tide is in or the bay is high. It's more annoying than anything, and usually goes away in a couple hours. It's probably not something that anyone can fix (easily).

The rent went up about $50 ($30 util), but that's to be expected with new owners. I have to say that they're not looking to suck money out. The new owners have been sinking money into the apartments all over. Old stairs are being replaced, the tennis court was resurfaced, a playground added, the sand volleyball court redone, boardwalks added to all the low sidewalks that flood, and total renovations of recently vacated apartments.

Overall I give a mixed review because I'm not so certain about the new management yet. I think the complex has the chance to really shine, but it may take a year or so to see it. I think it's in a 'pardon our dust' phase. I have renewed for 7 months to see how things go.
