Not as bad as people say, nothing special either, you can do better for not much more

We've lived here for 18 months and have been generally satisified with the experience. While we're happy to move to a nicer place, we really can't say too many negative things about the place.
The reason I won't recommend living here is because for not much more, you could do much better, in terms of standard. This place is somewhat old and missing amenities found elsewhere.
To address some of the other issues brought up here:
- Security:
Town and Country is not Iowa. Yes, break-ins have happened and I'm sure cars have also been broken into\stolen. But, this sort of stuff happens in every large city. None of this has affected us personally and quite honestly the management's response to such events has been disappointing (limited to distributing flyers about "safe living"). This is not a gated community and has long given up on the idea. Overall you have to watch yourself here, but its not the crime haven people have made it out to be.
- Maintenance
The buildings are old, this is true, but the management company does what it can to make them nice. They've repainted them, re-surfaced the parking lot (the person who wrote that they towed his\her car without notice must be illiterate, as there were signs up for weeks warning that it would be done on x day and to not park in a particular zone), and invested in making the place look a bit nicer. But there's only so much they can do, this place would be a nice place to live (in terms of natural surroundings) if they simply tore down the existing buildings and started again. The maintenance staff is excellent and readily attend to issues, Jorge in particular is great. They also spend the mornings cleaning up and thus there is almost never any trash lying about. The tennis court is in bad condition (despite a recent renovation) - this is a case of bad planning, as they should have enclosed it in a high fence and a lock, but its open, and rarely used for tennis. The pool is kept clean, but the fitness center is a mess.
Staff -
The staff for the most part is communicative, helpful, and we've had no issues. Maintenance, again, is great.
In summary:
If you're really on a budget, this is worth looking into, especially if you get a lake view, as its really nice on that side. Despite being right on Memorial HWY, the area is a natural preserve and thus you really don't hear the traffic outside. If you sign the lease and get a concession and stay around $700, its a good deal. If its starts getting up to $800, I'd look elsewhere, as above that price range you really can start looking at much nicer places - there's just no reason to rent here.
Biggest pros:
- Nice lake views
- Good location
- Cheap
- Great staff
Biggest cons:
- Some of the neighbors suck (but where don't they), are really loud, etc. I don't buy the paper thin walls issue, that is standard for every apartment in this country - it just depends on who you live next two
- No washer\dryer
- Some security issues (if you do live here, I HIGHLY recommend living away from the the row of aparments in the back, i.e. if you come in through the second entry way (not the one from memorial), directly left and directly ahead. This area is awfully lit at night, and seems less safe than some of the other areas).
