Renters Beware

Beachwalk Condos are all privately owned units. There are a very significant number of apartments that are in the foreclosure process and they are still renting them out without disclosing that information. My landlord stopped paying his mortgage 3 months before I even signed a lease with him. The girl in the managment office will try to convince you that you have to pay your full rent to the association, even though legally you still have to pay your landlord your rent, even if he isn't paying his mortgage.
There are roaches aplenty here and no matter how many times you have an exterminator out it won't help. 3 different companies told me that when so many apartments are vacant the little buggers hide out and live in those apartments and just launch sneak attacks into your place looking for food/water. You can spray and spray and spray and it won't do a bit of good.
The majority of the tenants that have dogs do not clean up after their pets. All the entryways are soaked in dog urine daily and you have to walk through the puddles of it to get to the under-building garage or exits and even the lovely boardwalk that is supposed to be the highlight of the place. Try to walk there and you will have to play "dodge turd". In my building one lovely neighbor allows their dog to go in the hall - both urine and feces. The cleaning crew are great, but only come around once a month, so the rest of the tenants have to live with dog poop in the hallways! When the managment was informed of this, we were told that we will have to figure out who is letting their pet do this ourselves and then tell her... Ahh, isn't that her job'
There are tenants and owners who just don't care, so you will continuously find garbage laying all over the place, even though the cleaning crew do their best to keep up, it is a very large place.
Even though it is assigned parking, the apartments typically only come with one spot, so all the people who live there with 2 cars use all the visitor parking spots. If they can't find a spot, they will park in your assigned spot. When you call the guard to complain and get their car out of your spot, they ask you if that car has been ticketed before. How in the world am I supposed to know if they have done this before in some other spot and if you came out and stuck a violation sticker on their car' They do nothing about it and tell you to go park in the visitor spots (which there are never any available).
During the college school year the place is party central, once the term ended for summer fleets of moving vans were coming in to place daily. Since then it has been pretty quiet - again that is because most of the units are vacant or are snowbirds.
As for noise inside the apartments - they are apartments, you are going to hear some from time to time and anyone who thinks they will have absolute silence is mistaken. The only apartment near me that has a tenant is pretty quiet. I rarely hear her, except for when she sits in her living room and talks on the phone. Then I can hear every word as if she is in the apartment with me.
Stay far far away from this place. It is a shame because the apartments are huge with great layouts and it could be a beautiful place.
