I will keep this anonymous since I still live there.
Several Buildings have caught fire, mine has 2 times. Due to tenants throwing lit cigarettes, which rolled to the edge of the floor (2nd floor)and caught wood on fire.
7 cars were illegally towed, apartment complex management was no help in resolving it and only decided to do something after being begged for a week.
The whole complex is completely littered with dog feces, no im not exaggerating.
If I had a dog I would make sure it didn't poop in walkways and on sidewalks.
Someones dog even goes on the road.
I have tracked dog feces into my apartment so many times I considered wearing surgical stockings over my shoes.
The staff is very strange, but since I have noticed this behavior in other apartment staff I will let that one go.
Maintenance people are nice and have done good work.
You have to go down in person to get anything done. And if you leave a voice mail for the office it gets ignored 9 times out of 10.
People are moving out en mass because the outside of the complex looks 20 times better than the inside, and its way overpriced.
There are rats and lots of roaches, which is a constant battle. people take turns bombing their apartment with insecticide which means you have no roaches one week, the next week you have 50,000.
Crime is really bad in most of the complex. you will see broken glass in the parking lot ever few weeks. a few months ago there was a guy who shot his neighbors door up. This sort of thing is not uncommon here.
I would definitely get a CWP if you live here.
They decided to get rid of the armed night guards so be careful when walking around at night.

I agree too. My biggest concern was the dog crap that was everywhere. During the winter when you could have your windows open you would end up closing them because you could smell the dog doo doo. I complained to management but its a tough thing to enforce they said. I have noticed the gates are fixed..but the whole time i lived there they never worked and were always wide open.
You are also correct about the apartments looking way better on the outside than on the inside. They are old looking and the plumbing is the worst. I never had water pressure and i told them i must have a leak as my water bill went from a low amount to being sky high the last few months i was there. Management said no water leak was found.
Never had an issue with a fire happening but i did have a neighbor who would stand outside on the landing and smoke and did see a few cigarette butts and thought ...now if that was to go up against the building it could start a fire...interesting that it is happening now.
The management was always helpful to an extent and the maintenance staff was really nice.
The apartments need a complete overhaul on the insides. As far as the windows and plubming and carpeting and door knobs and a repaint. Those burgundy doors are ugly. Also the lights above in the alcove areas are so full of bugs its gross. I asked them numerous times to come empty the one outside my apartment. They do have huge bedrooms and the size id okay but the layout of them kinda sucks. I can only speak of the one bedroom with dining area.
I finally was able to move once my lease was up. I moved accross the street for just a little bit more money but the complex is beautiful and the apartments are just as nice on inside as outside.

I am so sorry that you are "stuck there". I somehow endured living there for an entire year, and everything that you have stated is correct to my knowledge. I wasn't there for the fires, but there was definitely more cigarette butts than mulch outside of my apartment. And as for the animal feces.....there really should be a law enforcing pet clean-up. I would see one tenant walk from his building over to the rear of mine, and let his dog urinate & poo while picking his nose, and never bothered to pick-up anything....ever. Hopefully you will be moving soon, and won't have to live in that "ghetto hell" anymore, but your rating will hopefully warn others before they make a huge mistake of renting there.

Well, I have been a tenant here for a very long time. As far as dog feces goes, I have a dog and do clean up after him. The apartment complex put in dispensers for doggie poop bags but they are never filled with bags to clean up after your pet. They also have one or more blocked with the painter's trailer. As far as the gates, currently they are working but the good Lord only knows for how long. They have NOT worked more than they have been functional. As far as rodents and roaches, I have to agree with that, too. Pest control only sprays the kitchen and then not well. That is included in the mandatory additional fees they add on to the rent. Now, the garbage situation ... we have to pay a mandatory $20 fee for that and all they do is pick up from your door and put it in the SAME dumpster we put it in. Can't get them to replace/repair things that have been promised for years! Maintenance is great personality but sometimes things aren't done as promised. Office staff definitely needs improvement! Whatever you do, don't talk to David about anything. Work orders are not entered, he is rude, etc. Chris is the best to talk to if you want something followed through. You hear a lot that "corporate makes the final decision and our hands are tied" or "corporate won't release funds for" this or that, yet they are spending thousands painting the buildings some god-awful colors! It really has the "ghetto" look! Yet, they can't repair a stove or carpets or things that make living easier because it is too expensive! And just for future reference, AIMCO doesn't own the property. GE owns it and AIMCO manages it. Therefore, technically it is NOT an AIMCO property as advertised. Let's hope GE gets the info from ApartmentRatings.com and reads how horrible the conditions are in this hell-hole of an apartment complex and takes notice to get things repaired/corrected. As for me, I will be contacting corporate for the umteenth time and sending it to the BBB of Hillsborough/Tampa. Take note from someone who has lived here a very long time, it was beautiful and well priced and good management when I moved in and has just continuously gone down hill getting worse each day. RETHINK renting from Captiva Club if you are considering it.

2 weekends ago the complex was crawling with cops, I think there was a big shake down. It kinda breaks up the day to see those pretty red and blues in the parking lot.

I must say I thought I was the only one with problems. I moved here in the end of July. Since moving in we have had nothing but problems. First off, Anna at the office wrote down on paper in front of Chris a special promotional move in price that would be honored for our entire lease. Upon the move in day, we came in with a money order for the discussed amount due. When I went to pay it, I was told by Chris that Anna did not update the system with our promo rate and that there was no way to override it without her there. So we had him try and get in touch with her. About 4 hours later still he got a hold of her and from what Chris told me was that Anna said "I never gave a promo rate, they need to pay this $xxx.xx amount" We flipped out because who writes it on paper!? So long story short he got a hold of the regional property manager and from what we heard on the other end of the convo sounded like Anna has a history of lying to tenants and that she needs to get her act together and stop lying. Well whatever it got taken care of. So we started to move our stuff in a few days later, keep in mind we were still living 40 miles from Captiva Club. So after work we would come here to unload our furniture and stuff but the only problem was, was that they never activated our gate cards, 4 days later and 320 miles later they got turned on. Just the beginning of the problems. Our first month in we had a 245 electric bill because we have a 8" hole in our a/c duct letting cold air blow into the closet and we have a window in the dining room that does not shut letting hot air in. Anna replied "Welcome to apartment living". Before this place was tossed out by AIMCO I was in constant contact with them to have Anna or Kelly the Regional Property Manager contact me regarding my electric bill, the front gate, and the other issues in our place. It took 3 months, on Oct 2nd I finally received a phone call from Anna. I want to be compensated for the time and gas that I wasted trying to move in for four days straight. It was absolute BS and especially coming to find out that I could of used the broken side gate to enter, but wait I didn't know about it because no one ever gave me a property tour. I also have a dog, before moving here I gave my shepherd up for adoption because of the policies and got another breed. BUT!!!!!!!!! Why do I see pitbulls here? I have seen 2 of them so far, also the poop on the road, that is kind of my fault my pup pooped in the far far back road in August around midnight during our walk, it was diarrhea so I couldn't pick it up, but I have seen some full blown out logs just chilling on the street that could have been actually picked up, so shame on whomever that is. Also there are a lot of dumpster divers here. I thought the term "gated" meant secure when I moved in. I was wrong. There are always people by the dumpster doing drug deals, pissing on the walls, scavenging for whatever. Bottom line is, this place still has not fixed any of my issues, my monthly statements are incorrect, Anna is a -----, Chris is okay, and they need to get the armed guards back here. I will probably not renew my lease.
