I think this place is a good deal considering what you're getting.

Pro's -

Lots of square footage for your money.
Brick townhomes, well insulated.
Patios or balconies
Prompt maintainance calls
Quiet community
Nice jogging area with well-kept sidewalks
Heated pool

Con's -

No Washer/Dryer connections available in any unit.
Kitchens are a bit small

My dealings with the staff have been positive. My stove went on the fritz and they replaced it with a new one the next day. I love my back patio and grill outside often. Its quiet, I've never had to deal with loud neighbors or parties late at night. Water and sewer are free, they accept packages up front for you too (after signing a waiver).

We had to get on a waiting list (like $100 fee, to be applied towards rent or deposit or something if you found a place) and it didn't take long for something to show up. They require a full months deposit which keeps out lots of the college kids. You get it back at the end of your lease with interest.

They increased our rent by $40/mo for our new lease but its still cheaper than most other places for 1300sqf.

I agree. I lived there from 2006-2007 and only moved because I got a job in St. Pete. The rent is more than reasonable, and the 24/7 security is nice and something that is rare in any other apartment complex. I'm living in a newer apartment in St. Pete, but it's smaller and less safe than Carlton Arms.
