Ok.. Heres the scoop on the smell..
First its not something unique to citrus falls apartments!
Its coming from the city waste treatment plant about 3 miles away.
It smells everywhere in that area several times a week but the stink goes away after about 10 mins.. (still quite a problem if you want to relax on your lanai)

secondly the price..
Apparently the community was purchased by the Gables.. anyone who has lived at a Gables community in Tampa knows that they are insane about raising the rent but equally insane about taking care of their community.
Right now im on the 3rd floor facing a parking lot and im paying just over $1000 a month.
this does not include a garage, or a gurantee that I will even be able to park near my building entrance.
This price is expected to jump just like the Gables community down the road did..

I would expect honestly to see gables try to rent these 2 bedroom apartments for easily $1300 a month and as im sure that money will go towards fixing a once beautiful community

I would consider paying it.. this community is quite safe and has alot of potential.
once they get back up on their feet

and finally the crime.

at some point in the past there was a problem with break ins.
heres the scoop.
from my communiciations with several people in my community here I have been informed that it was not random, it was not some gang, it was literally the result of people being FAR FAR too believing that the gate in the front of the entrance is a "security gate" and therefore they can just leave their cars unlocked and their alarms turned off..
the majority of the cars broken into were people with flashy tricked out street cars (you know the ones with the spinning rims and big stereos)
if you advertise it someone is going to want to steal it!

so far since i have moved in I have seen NO crime.
no break-ins
I have however seen too many residents who illegally park their cars in no parking zones, in handicap zones (even though they are NOT handicapped) and people who leave their windows rolled down with stuff sitting in clear site..
these things can easily be resolved if the gables staff would exercise their rights to begin towing the violators. rather than ignoring it..

I know from speaking to the current maintenance techs that the prior management knew that they were loosing their jobs and therefore just let the community fall apart for several months *sept-nov 2004
during that time NO maintenance requests were taken seriously and alot of residents were very upset.
the new techs are hard working and trying to catch up to all of the requests..
they are good guys and so far every problem I have had has been resolved in a resonable timeframe.

Here are a few recomendations for the new residents and current ones:
1. understand that you are not ever 100% secure from crime ANYWHERE
2. if your walking your pets please clean the pet crap off the sidewalk if your pet goes there.. (alot of people like to walk at night and stepping in that can put a real dent in a romantic stroll)
3. if you cannot park near the building please do not park in the no parking zones.. you always end up blocking peoples ability to safely pass through the lot.
4. respect the community and it will be a better place for everyone!
