I have lived here for over three years. Seen prices go up and up, management come and go, and seen the place turn into Condos for about 6 months. My first year here was wonderful. Great friendly staff and will do whatever it takes to make residents happy. Now Equity has taken over and this place has gone to the sixth circle of hell. I will itemize the Pro's and Con's for easy reading.

Con's
- Smells Like cow/pig manure every day in the entire complex.
- Residents Wheels and Tires are getting stolen every week. Twice in the last month.
- Gates never work. The gate to let you out will even break and you cant leave.
- Have to pay $5.50/ month for Trash' Which they do NOT take to the dumpster for you.
- Have to Pay $2.75/ month for them to prepare a water bill for you every month.
- Every Sunday garabge is piled up on the ground outside of dumpster.
- Dirty walkways and hornet nests all in the breezeways.
- Prices increase every year.
- Dont live near the pool, Cause residents drink and party there every week till 6am.
- They allow people to grill on their patio even though its against the law.
- They made a promise to give me a 2nd floor and then when it came moving day all they had for me was 3rd floor.
- Dont paint the walls or you will have to pay 800 dollars for them to repaint them.
- A/C units are so loud they keep you awake.
- No Security
- No Clubhouse / Pool Events
- No Kids Playground
- Parking is Scarce you sometimes have to park 40 spaces from your own building.
- Management will not care about you whatsoever. They want to fill apartments. Not retain residents. Unprofessional, Unkowledgable, as well as DITZY!



Pro,s

- Nice community
- Close to everything you may need
- Some friendly neighbors.

My lease is up in 3 months and for the first time in 3 years I will be looking elsewhere. Im not gonna continue to live somewhere where all they care about is money. And where you come out to goto work in the morning and your car may have no wheels on it at all.

I would NOT recommend that you move into Citrus Falls.
