When I was looking to move i got on sites like this to find out about the places I was looking at. All i wanted was an honest opinion on the place, not from someone who management pissed off and not someone who is holding a grudge over something so here is a fair and impartial review for those looking at Citrus Falls. I have lived here for over a year now and here is what equity is doing right: the complex is very pretty with the lake and a well kept pool area that everyone seems to enjoy. Nice areas to grill out and even a wet bar for parties if you so choose. My particular floor plan is very spacious and havent had any maintenance issues really and the ones ive had were minor, quick fixes. As far as the other reviews you may have read about the smell, there is a farm behind this complex and there is a smell for about 1 hour in the day (especially in the summer) about 1 to 2 times a week and its nothing that should stop you from moving here. Here are the things that need improvement around here: they take very good care of this entire property with the exception of the hall and breezeways which they seem to want to avoid like the plague. They barrage you with notes about stuff on your door and people just drop it in the hall, drop their cigarette butts in the hall and SOME people leave there trash bags outside their door for way too long. I dont know how some of the people who live here can afford these relativley high rent rates. There seems to be A LOT of young (like recently out of high school) people living here on mommy and daddys' dime and they are the main culprits when it comes to noise, trash, and AWFUL driving. This complex has a lot of blind turns as you go around the building and these people drive like the ink isnt even dry on their permit yet. There are also a lot of little kids here who are free to run as they please at all hours durring the summer whose parents could care less what they are doing. They skateboard around the pool after hours and one day this place is going to get the CRAP sued out of them when one of those kids hits their head and falls into the pool. The community is relativley safe except there are some breaking in cars isuues from time to time and sometimes last summer there were people who dont live here coming to the pools very late at night but the cops seem to have run those people off. Dont expect managemnet to do ANYTHING you dont specifically ask them to do, right down to pest control. With the exception of definetley one, maybe two of the women in the office, the staff here has somewhat of an attituted and are most professional on the rare occasion that the property manager is in the office. Parking is an issue on the weekends sometimes and im sure there a lot of cars that belong to people who dont live here but unassigned parking spots are one of the nicer things about living here to me so you might just have to suck it up and walk 30 yards and you can pull up to your building to unload your groceries and stuff so no big deal. This is a nice place to live and the general complaints are the same as anywhere else, thats just apartment living. You would think as much as they charge to live here things would be a little better from a staff standpoint and from a quality of people that get approved to live here but its not, you are paying for a nice apartment in an area close to west chase and a nice mall and all of the good things that come with that. Citrus Falls is probably one of the best apartment complexes in the Tampa Bay area and if you just remember that its apartment living and not a house you should be just fine and perfectly happy living here.

so if this place actually DOES suck, where do they come off asking for so much money? Why don't they charge like the ghetto apts on Waters Ave do with these SAME conditions!
