I have been here for 4 years now, and I like it very much. So, for the good stuff...the staff has always been respectful and friendly towards me, with a wave or stop to chat. They have painted the buildings which look beautiful and are working on other improvements. I have had very little maintenance issues for quite some time now. But when I had an occasional issue, maintenance was out quickly and fixed the problem. It used to be louder with annoying people in the parking lot at night, but this has not occurred for a long time either. It is quiet and I have always had great neighbors. Being pet-friendly has always been a plus, too. I have a great view from my back porch, with decent storage space. I have to say that in the beginning, my car was broken into twice within a month---things have improved around here since then--and that is the only problem I have ever had.

If you want to live close to the USF campus, this is it. It is quiet enough for families to feel comfortable; but along with a college close by comes the occasional annoyance, but few and far between. I would recommend Eagles Point to anyone ( as long as they are not of the annoying type!)
