Think about it!!!!!!!
Promo: 24h gym
fact: you have to put $20 deposit ($10 non-refundible) for very, very small "gym" and you are not guaranted access all the time...sometimes no access for a week...if the manager decides so. In addition, no AC during the off hours (regardless if it is summer or winter), you have 2 fans. There is nothing to clean after yourself??or after someone else (like sweat), you very often you have to sit on a stinky bench or touch dirty machines (staff never cleans it!!!!!)

Other facts:
-if you have a dog you have to pick up after your dog (makes sense). Do not be surprised if the manager with her 2 big dogs (over the allowable weight) does not pick after herself
-when I moved in they had doggy bags near each dumpster (I guess they put those $300 nonrefundible pet fee to good use), once the first round of bags ran out, they didn??t bother to put new bags for exactly 18 months. As a result it was hard to step on a grass without stepping into the dog??s poop
-you need a ??blue plastic key chain tag?? in order to access the pool. Even if the management knows you, they will kick you out
-the management locks a pool on weekends, ??safety reasons??, so you have an options of going home and finishing your business or doing it inside the pool...most resident chose to do it in the pool. On that note according to Florida statute a rental community is required to provide a restroom access to its residents if there is a common area (i.e. gym, pool) that is operating on weekends.
-If you are 1 day late with your rent you need to pay a $75 fee the highest rent (not yours) in the complex ??oh yeah, they don??t take a check or cash in that case. It has to be a money order.
-Noise: unless it bothers them directly they will not do anything about it
-You cannot put gas grill on a patio??but the manager can
-You cannot have any plywood on the patio??but you can bord-up the entire patio (year round)
-Very often they look through your windows to see if you have a color furniture or whatever they don??t like about your apartment and write you notices for it
-Even though they the entire management staff lives throughout the community THE WILL NOT TALK TO YOU UNLESS THEY HAVE THEIR STAFF SHIRTS ON. On the other hand if they see you ??as residents?? doing something, you will be receiving notices with: ??It was brought to our attention??
-They have unlimited number of entrees into your apartment??don??t be surprised if you find yourself asking how come I always get picked and every time is random'!!'
-When they do you have to lock your pets, if you are not going to be home from 9am-4pm. They will never tell you when exactly??.consider if you want this
-Trust me??they will use those unlimited entrees as much as possible
-At the end, it all depends on your relationship with the manager. Myself, like most residents that I know started on a good note, but eventually, it turned bad??for everyone, including myself (which you can tell). Manager??s decisions depend from case to case, sometimes, even the new rules ??emerge?? right in front of your eyes, even though they are not in 27 page lease agreement (4 the agreement, and 23 additional addendums).
-Finally, if you really want to break the lease, you??ll be puzzled with how to do so, since addendums do not match with the 4-page agreement, and it comes down, one more time for manager to decide.
-There are some good sides to it though: you sign that if your toilet or shower is not working they don??t have to come right away and fix it since you can use other one or two (for 2 and 3-bedroom apartments). Do you want your roommate to do his/her business in your bathroom''
-Other things include that if AC goes bad, you agreed in the contract that they don??t have to come and fix it right away, but they will come immediately if the temperature goes above 90 degrees.
-Personally, I never had problems with the maintenance guys doing repairs in my apartment (usually within next few hours things are fixed), but other have old me that sometimes they??ll replace it in few days
- one more thing, if they tell you they will be working on the landscapes....they are not, two years after I moved in, at the back of my apartment they let the grass grow back on its own (after completely being destroyed during hurricane Frances, and there were mud piles left by repair crews. Over the past 2 years the mud piles eventually blended into the landscape and the grass slowly started working on them. Nothing was done!! Oh yeah currently they are burning the fron grass and replacing it with some small bushes

Wow sounds like you have had some issues! I can tell you that I have had a great stay here at Eagles Point. I have been here four years. The manager is strict to the rules but very fair. I also have seen her picking up after her dog even in the rain. Maintenance is awesome and the sod and plants look great! Staff is caring and responsive.

I bet that you give the office a hard time every time you go in there, probably yelling and unreasonable. The manager has been there 4 years, prior to the weight limit on pets thats why the exception. Grass is gorgeous! maintenance great

YOUR AN IDIOT! IF IT WAS AS BAD AS YOU SAY IT WAS WHY DID YOU STAY TWO YEARS? I PERSONALLY AM MOVING IN TO EAGLES POINT BECAUSE I HAVE FOUR SETS OF FRIENDS THAT LIVE THERE THAT SAY THEY WON'T MOVE OUT TILL THEY BUY A HOUSE AND EVEN THEN IT WILL BE HAD TO LEAVE. THANK GOD YOUR LEAVING WE DON'T NEED BABYS LIKE YOU LIVING IN AN ADULT COMMUNITY.
