Been here for a few months. Overall, pretty quiet, clean and kept up well. The pool is very sharp and well maintained. The landscapers do a great job and it has great curb appeal. Maintenance staff is generally on top of things.

The units are a good value for the area (ask for a free month's rent), and New Tampa is a nice area. I like the convenience of the shops and restuarants.

Negatives: Bruce B Downs is one of the most highly traveled roads for its size I have ever seen. Its a royal pain to get out in the mornings. And if you ar into Happy Hours after work, be careful as the cops trap many people on weekend nights. There is always like 10 cop cars patrolling the area. Be careful!

If you can get a unit backing up to the woods, thats your best best, as if you get one backing up to Bruce B Downs the noise has to be unbearable.

Also, the third floor units have terrible water pressure. If you like showers, do not get a third floor unit as the water trickles out.

Overall, a solid 7 onn a scale 1-10.
