It's one of the noisiest places I have ever lived at. Every weekend and holidays there are parties, people being loud coming to and from their apartment running up and down the stairs which sounds like a stampede of elephants running from a mouse as well as loud screaming and yelling. The roof if you live downstairs might be "Concrete" but you can still hear people walking around which is kind of scary because your downstairs neighbor can easily know when you're home and when you aren't and what direction of the room you are in and worse, when kids are up there playing, it sounds like an avalanche and a stampede of elephants running from a mouse. It sounds bad also when the kids run in the upstairs hallways as well. I seriously doubt the material used is concrete...more like cheap Plaster of Paris. Also, I could hear the screeching sounds of my upstairs neighbors pulling their chairs out to sit down and eat in the dining room area and slamming doors and cabinets and even shuffling pots and pans around since it's obvious that they put them on the bottom floor cabinets. The walls are thin so if your neighbors TV or stereo is up against the wall, you can hear it. The sound does vibrate on thin walls so the whole misleading "Can't Hear Anything" is a load of bull. My idiot neighbor upstairs has a "Home Theatre System" he got for free when he signed up for satellite he got a couple of months ago and this retard not only watches his television through the thing but he also blasts his music and always has the door/blinds wide open....especially to where you can see exactly where the speaker is. The sole purpose of that, I'll never figure out but I'm pretty sure no one wants to hear what music he's playing or televsion show he is watching. That idiot has the speaker sitting right on the floor in plain view and you can hear it no matter what part of the apartment you are in. Also, when he had those kids here for the summer, it was horrible as well. As big as these kids are and they looked between 13 and 14 years old, they'd run around inside like they were outside all day and night and like I said, it sounded like a stampede up there. I was so happy that school turned back in because now, they're not here and they probabaly won't return until next summer. By then, I'll be gone and it'll be someone elses problem, not mine. The animals across from this moron are very loud too. They always have parties and are always running up and down the steps yelling,screaming, fighting and always has someone over there and half of them look like thugs. They probabaly are crooks just like her too. Apparently the psycho mother acts like she's 18 years old with no cares or responsibilities in the world and she always has different guys shacking up with her even 1/2 her age and she has kids too. She's a loud nutcase/troublemaker and also, she is a crook as well. She and her daughter are pathetic. They try to turn people who know nothing about you against you just because you don't want to be associated with them and will try any and everything to get on your last nerve. She'll play nice long enough to try to persuade someone that she can try to turn against you through lies and half truths(IF ANY). Earlier this year, the mother was arrested for Welfare Fraud. The reason I know this is because she and her crazy, out of control older daughter always sweep their trash infront of our door way simply to be spiteful and I found a peice of paper with her name on it that they swept onto my step. Well, of course I went on line and there was her name, picture, and the description of the charge. I always suspected something was not right about that woman and I was right. I doubt she'll move and plans on living there for a very long time especially since she has a crime like that; that will linger on her record that could prevent her from living in an apartment complex that does a really strong background check to prevent undesireables such as she from living on their property. Because of that, I'm pretty sure that she plans on living here for the rest of her life and I don't want to live around anyone like that. Especially someone who doesn't know how to respect nor live around other people. I could only imagine what kind of fun she'll go through trying to find another job if she ever loses her job now that she's a crook and all and no one wants to hire a crook....especially a crook who commited fraud and robbed the government with our tax dollars to support her pathetic lifestyle of Foodstamps,Cash assistance, etc she was probabaly collecting off her two kids. I really feel sorry for the youngest daughter and I hope that she does something with her life and become something of importance because her older sister appparently isn't and well, her mother didn't teach her any better any how. As far as I can see, the only thing she's taught them is how to be nasty ,evil,manipulate and be meanspirited just like her which probabaly explains why she's a single mother. Who would want a wild woman like that on their arm' She was on the phone whining about how she admitted that it was her fault her daughter is the way that she is because she gave her "TOO MUCH FREEDOM" and she was pretty damn right on that one and she admitted to whomever she was speaking to on the phone that she didn't mind her daughter letting guys spend the night,drink or do drugs but she wants for this girl to respect her' That sounds a little too backwards to me. She also complained about how she when she tells her to do something, she never does it or tells her when and how it will be done and how she disrespects her infront of her friends. That's what happens when you try to be the friend and not the parent and not lay any rules down and stick to them. Everytime you see her daughter epsecially in the morning, she's always upset and muttering under her breath about something her mother is fussing with her about. Also, I know that they do smoke pot up there because you can smell it and they hang outside on their patio doing it. Are these your dream neighbors or what' The parking is bad. People and their guests especially will park in your spot whether you are home or not and won't move until they are good and ready to. So much for common courtesy. The apartments aren't up to par either. It's pretty much a DIY (Do It Yourself) around here because that's how long it takes them to do serious repairs which they knew needed fixing on before they moved you in but failed to do so. When we moved in our apartment, they didn't install a shower head so we bought one and did it ourselves, the inside of our stove oven was completely filthy and dirty,a 1/2 a**ed paint job on the cabinets and countertops which they covered with cheap paint,they got nasty cheap shelves in the cabinets...I don't know what kind of material it's called but you can't put nothing in or get nothing out without chips of the cheap wood like substance falling out. We covered every floor of the top and bottom cabinets with newspaper just to avoid it falling into our eyes, pans, and food. The electrical wiring is bad. You have to flip the switch several times for the patio light to come on and in one of our rooms, they didn't put the covering on the outlet on right and the inside wiring sticks out loose and dangling. They rigged up the closets and when you opened the doors, they'd fall off and one side is really jammed so it's literally impossible to open, also, they've painted over those doors so many times that it's pathetic, the pipe under our sink was so loose, if you touched it, it detatched itself and every time you ran water, it would fall right onto the floor under the sink. They put wood above the original floor of the cabinet because there was probably mold growing from where the water was but for a while until the board was finally dry, the kitchen/living room area had a real musty smell.I guess they were too lazy to screw the pipe on the right way. Our inside refrigerator bar to hold condiments,etc. was missing and they didn't bother to replace that one either. Also, our stove oven was so nasty and filthy inside too and they failed to clean that too. There are 3 other BIG surprises I'm dying to tell you but I can't write it in here just yet because if I do, they'll know who I am but I will write it in after I put in my 30 day notice to vacate. Believe me, when you read these, you'll just go into shock. Half of the people here don't have jobs or in between jobs (Which are probabaly minimum wage jobs) all the time and judging from the cars in the parking lot which look like a junkyard , you can tell where these people truly are in life...nowhere and for them, this is as good as it truly gets. No house in their future. I've seen eviction notices on people's doors and I'm like "Oh my god!" How can you not afford to pay this cheap a** rent'! This rent is what they used to charge for a two bedroom apartment years ago. The average price of a two bedroom now on this side of town is over $850. Another note,you may want to strongly invest in Renters Insurance if you do move in here because if it isn't the neighbor who robs you blind, it could also be from the possible damage that will probably occur from the apartment such as water damage too. I need a new water heater because that thing is so old and nasty looking but I seriously doubt they'll do it even though I was told I would get one. Knowing them, they'll probabaly switch it with one from an empty apartment and it won't be long before you run to the office again. The closet which the water heater and the A/C is in is filthy and has a damp smell coming from it. It looks like it hasn't been cleaned in about 20 years. They made no attempt what so ever to clean it. Also, your electric bill will make you scream every month because as small as these apartments are, your bill will be sky high because the A/C units here are terribly old. So old, if you open the closet door since the unit is inside of your apartment, you can see nothing but rust. They won't change the damned things. My bill is usually $160 a month. My old place which I now regret moving from to live in this dump was larger in size and my bill was about $85 a month and I always ran my A/C at 75 degrees. I talked to another guy who live in a one bedroom and he told me that his bill is that high every month around $130. I was told that these A/C units are over 20 years old and a lot of people in this complex needs theirs changed too...even the guy I spoke to. I recently spoke to someone who just moved here a couple of weeks ago that said that when he moved in, his carpet was old, his A/C didn't work, and the ceiling fan was broken. This man has 2 little children. He told me that one of the children has allergies. These people are heartless and should be ashamed for working for someone who lets people live like this. Of course, they're not complaining because they're either living here for free or next to nothing with their discounted rent. The people who work for the apartment complex lives here and also have relatives that live here too. They've got their own referreal program.... to move relatives here;how pathetic. I guess they figure they'll try to keep the place from being sold to a new owner so that way they can still keep their jobs. They walk around here like they own the place and they think they're hot s**t. Well, if you ask me, they don't own s**t, they're aren't s**t, and they're never going to be s**t. They don't plan on going anywhere and they probably got their apartments up to code while everyone else is duking it out. The new manager named Lisa is the laziest, sorriest, crooked liar and most unprofessional manager I've ever seen. All she does is roam the complex running her mouth with her neighbors/chatting buddies. If she's in her office she's about to leave to go to lunch , she's on the phone or something that isn't work related. What a dream job, where do I sign' It must be nice getting paid to do what you'd probabaly be doing if you weren't at work. If you're good chatting buddies with her, she'll hook you up in making sure your apartment gets fixed first even over someone she doesn't know who needed theirs fixed the most. If you're lucky enough, you may get it fixed but it may take a long,long time before it does. If not, she'll stall and lie to you into thinking it's going to get fixed and it never does. Don't come to her about a complaint such as someone parking in your spot because all she'll say is "JUST CALL THE TOW TRUCK AND GET IT TOWED." Atleast the old manager notified the resident with a warning. Too bad that the old manager got fired for stealing the rent money. What should happen if you got into an altercation with your neighbor over getting their car towed' What's the point of making enemies who you'll be living around for the rest of your lease' I could only imagine what her response would be if I came forth with the noise complaints...She'd probabaly just tell me to "CALL THE POLICE". People play and base their music when they party or relax like their the only ones in the whole entire building. Walking to throw out garbage or get the mail, you can hear it and you'd think it was someone bassing their car, think again. That's how loud it will be. The washers and dryers are always broken and they don't have enough washers and dryers either. Some idiots like to hog up all the washers and dryers since there are only 6 of each and you'll never be able to do anything. One washer doesn't spin so your clothes will be soak and wet. The dryers take off a dollar from your money card, spin and won't dry because there is very little heat or no heat at all. To top it all off,there's only 1 laundromat in the whole complex! Happy Washing!LOL! This place is also infested with roaches too. Inspite of them spraying once a month only in the kitchen area, I have still seen roaches and I keep my place clean and also you have to cover your sink with a stopper because if you don't, knats will come up through the pipes of the sink and swarm all around your apartment. They spray inside the sink too when they come to "Exterminate". I can't stand this place and I really hope that you read this review before you decide to move here and not find out the hard way once you move in like I did. I'm counting down until mid 2007 so I can move out of this place. I really wish I signed a 7 month lease because I would have been out of this place already. There's no way in hell I'll live here again once I leave. Maybe I'll try the apartments across the street...they look nice and I'm very sure everyone who lives there works and don't have time to be loud and party. That's if I decide to stay in this area which is highly unlikely because it's different than what it used to be and it has gone down hill alot. The upsides: Is that it's close to the Stadium, Carollwood, and it's not too far from St. Joseph Hospital which by the way I think is the crappiest hospital ever and it's also not too far from Carrollwood Community Hospital. The downsides: It's not too far from Town and Country better well known now as Town and Compton which probably explains the spread of crime that 's making it's way on down. What a shame!I was thinking about moving back to my old apartment complex but unfortunately, they just turned into condos so that's out and as far as I'm concerned, that was probably one of the best and only decent places in this area left to rent at. This place is a nightmare and it's very ghetto. If you think I'm lying, you can easily walk on the property since it has no gates and take a good look at what you'll have to deal with and please by all means ask some of the residents what kind of repair issues they've had and how long it took for them to fix it...or if they even made an attempt to fix it. Be prepared people, these aren't simple requests you'll hear like a stopped up sink or toilet...more like serious and dangerous ones that could injure, pose health hazards or both. Your mouth will drop to the floor. This place is ungated, it has no security guard and anyone can come through here. A couple of weeks ago, I saw a burglar walking around the property and I really felt that if I weren't home that day, this man would have broken into someone's apartment. I saw him looking through the window of another apartment and standing in front of the door of another apartment. If he didn't see me looking at him, he would have gotten away with it. Kids run rampant through the property even in the dark and you would think that there are some concerned parents not letting their kids be out late. Sometimes I would still see kids running around/after 10 at night.... on a school night! The little play ground they have is not safe and the kids don't even use it. Instead, they run from one part of the complex to the next running upstairs,even roller blading on the top floor hallways, screaming, yelling, fighting,drawing on the building, hanging out on the steps blocking people's way to walk to their apartment and doing anything they want right infront of your doorway. On July 4, 2006, there was a drug bust because one resident was selling drugs from his apartment which he occupied for almost 3 years and they still haven't found him yet and he and his girlfriend have an active warrant to this day out for their arrest. On August 31,2006 I came back from throwing out my garbage a little around 8 in the morning and this lady was screaming and yelling "CALL THE POLICE" and running after some guy. I don't know if the guy tried to break in her apartment or what but she caused a scene. All of a sudden, I guess her husband or boyfriend ran to the parking lot and he got in the car and she jumped on the hood of the car screaming and yelling.I'm assuming that they were going to try to catch the guy. By the time the cops got there, they were gone. Also, rules here aren't enforced and it's pretty much a " Anything goes....Do you whatever you want...you're not a problem unless you don't pay the rent." That kind of attitude is not what I want to have to learn to deal with. Please don't cheat yourself by thinking that you're stiffing your previous landlord because he/she asked for higher rent and you thought it was "Too Much" and you thought you'd have the last laugh by moving in a place like this. In the end, the only one who'll really be laughing is the landlord/slumlord who is negligent and running off with your check from your hard earned money all the way to the bank to pay on his HOUSE that he OWNS while you wait for things to be repaired which will seem like an eternity.It's a huge slap in the face...more like a B**** slap and that's exactly how you'll feel and what you're going to get when you give this apartment complex your money. If you do reside here, you've also experienced problems and you read this message,get smart and take a stand when it's time to renew and don't renew and let them know exactly why you're leaving. Take a stand and don't cheat yourself anymore. There are better places with better living conditions that are income restricted for those who don't make a lot of money or can't make 3 times the rent. A lot of these income restricted places are brand new and are being built all over Tampa. Take advantage of them. To anyone else who is thinking about moving here, please don't! For the love of god, please warn people of this place and STAY AWAY! You'd be better off living in public housing/projects or the streets......Literally!

I have to agree with tlmcqueen.. I think this person is venting. If they moved they missed the best. The property is cleaner some renovations has been going on. It's much quieter. Parking is a lot more organized. I live here I think the manager in a short time has made good improvements. The lighting on the complex much better. People are cleaning up after themselves. Improvements are coming along slowly but, surely. Have to give the Manager Hats Off for the improvements. I will be here another 5 years knowing its getting better.
