I moved to Hunters Run in Feb.
The price is right, but the qualificaion process is tedious.
It is close to major roads & is in a good location.
the apartments are large & in fairly good codition except for yellowed laminate.
If you come home after 8pm, you won't be parking in front of your building, but there are lighted areas to park at.
I haven't noticed any thugs or heard of break ins, but I wouldn't consider the residents I met to be "my kind of people." On weekends, you can hear that some people are having parties which always concerns me b/c of drinking & how it could affect someone.
I understand residents have a right to have people over & I haven't seen anything get out-of-hand yet.
This apartment is exactly what it advertises to be, a lower income community.
I stay in my apartment.
I don't hang outside, I don't take walks or use the amenities.
I basically park, walk to my apartment & stay inside.
My rent went up 1 mth after moving in.
They adjust the rent anually to reflect income fluctuations in the community.
Apparently it goes up 5% a year, somewhere around $25-$35 a month.
It would have been nice to know before I signed my lease.
If you have children, you may want to look more closely at who plays outside.
From what I see when I pick up the mail & glance at driving in, some kids to seem to be a little rough & mischeivious.
I haven't noticed whether or not those groups of kids are up to no good, or whether they are just at that age where they feel they need to look tough or show off.
The biggest issue seems to be the lack of a "good neighbor policy".
I haven't met many residents here.
I travel a lot with work & come and go often.
From what I've heard, there's a wait list to rent here & residents are always trying to move friends & family in near them.
I've heard someone in my bldg was upset that I moved into my unit b/c I guess they were hoping someone they know would lease my unit.
From my experiece, certain neighbors will say anything to cause problems or have a notices posted to your door & you will constantly have to defend yourself to mgmt.
I have had the mgmt contact me twice about complaints from neighbors for various things I was accused of doing.
Ironically, I advised the mgmt that I would be on a business trip the very same week when neighbors had complained.
The community mgr found no legitimacy to either complaint upon further investigation, but I feel as though someone has it in for me.
I don't ask much from any rental community but that it is safe, clean, & economical.
This community seems to meet those minimum standards, The only thing is the hassle with neighbors makes it a pain to live here.
I certainly don't look forward to coming home & dread seeing what issue I'm going to have to waste my time settling w/mgmt.
I'm not to the point of braking my lease, but I wouldn't renew.
