A painted turd does sum it up nicely.

The first impression you get when visiting or applying for an apartment at Lincoln Cove is "WOW!". The Office is amazing, nice flooring, very high ceilings, lots of places to sit for visiting and you get the feeling that this is a really nice place to live.
The brocures of different floor plans are well done and the area around the whole office is kept up nicely.
Then you're shown a sparkly apartment and boom, you're hooked.
When we first got there, it was great. We had great neighbors, it was quiet, a few things bugged us (parking) but there wasn't a lot of rif-raff.
Eventually, even though the grounds were well kept around the office, the grass around our complex died constantly and was replaced infrequently. The sprinkler systems were constantly being broken by degenerates.
Then they changed out the dumpsters for one of those fancy-smanchy compactors. The trash piled up, looked awful, took up parking spaces and eventually drove all of our great neighbors away. They were replaced by one lady who was so smashed all the time that we feared she'd burn the place down. She lived with her son, who was just.. insane, and lots of fights and lock-outs occured.
The people upstairs liked music. A lot. The people behind us liked music. A lot. Lots of boom. And if they weren't playing their music someone in the parking lot was. The gates stopped working, trash piled up. Gross.
Our car got hit one night by some partiers on the other side of the complex. FUN! Someone's tires were slashed.
OH! And then to solve the compactor problem (people wouldn't shove their stuff down the shoot so it would pile up in front of the door and all around.. nasty.) they put in these rubbermaid like containers in front of every door. They were supposed to be picked up I think.. twice a week, but sometimes yours would get skipped. You were also responsible for cleaning the darned thing and since the container had no drainage holes if it rained and you had enough bags in there that you couldn't close the lid completely it would fill up with water. If you were unlucky enough to have a hole in one of your bags lots of water would get into it and since I guess it was too heavy, it wouldn't get picked up. We ended up drilling holes into ours (the green inner sleeve part) to save the Christmas Rush. If you're still there, I recommend you do that.
It was way too expensive for a place that poorly managed.
Oh, and if that blonde lady is still there.. she's a total b*****. When you try to get out of your lease she will make it as hard as possible and you'll be paying out of your nose. (However, if you're issuing a complaint against your noisy neighbor, she'll almost break the door down to tell them to knock it the hell off.. heh. 1 point there.) They do have helpful staff, I never really had an issue with them until we tried to leave.
Don't do it. Thin walls, Thin floors (a baby crawling could sound like an elephant.) Rowdy crowds, very ghetto. bleh.
