I moved into the Landings in early 2004. I live in the building directly across from the pool. In 2004 I would have recommended this complex to anyone. By 2007 I cannot wait to get out! Here are the things I have seen go downhill:

Then: Clean, quiet, courteous maintenence and office staff, felt safe

Now: Filthy dirty hallways and parking lot, children running loose and unattended, pool parties with Spanish music blaring into the night and all weekend, pool area is dirty, scum maintenence staff who think they own the complex, inattentive office staff, ferrel cats running all over the complex (a lady comes every morning at 6:30 in her car to feed the wild cats and all she does is attract racoons!), scummy lake or pond or water hole (not sure how to define it), raised my rent, refuse to replace ripped carpet (old and stained when I moved in), refuse to upgrade any appliances so I dont use the dishwasher because every time I do it smells and my washer machine doesnt churn the clothes so I have to wash every load twice, NO ONE CLEANS UP THEIR DOG'S MESS AND IT STINKS!, and they do not enforce the rule of no dog over 25 pounds so the # of pit bulls in the complex is astounding, they only enforce the parking rules when it's to their own convenience (my friend got towed for parking in an area that no residents parked but was not listed visitor. He got there at 9pm on a Friday night and was leaving around midnight. So in 3 hours they towed his truck and it cost him $160.00 the next day!)

My final complaint is the staff who live there. If you are unlucky enough to get one of them as a neighbor you might as well forget about having any tenant rights. They play music as loud as they want, have late night pool parties that go on until all hours of the morning, they leave trash outside their door and there is no one to complain to because they are the people who are supposed to enforce not leaving trash out!, they park their golf carts right outside the bank entrance of the building so you cant walk your dog out the back, and they are rude.

I guess you get what you pay for. If you compare the rent at the Landings to Three Palms or Sabel Palms the Landings is much cheaper. It's just a shame that no one cares enough about thier

I'm surprised you did not see these things going on in 2004. I lived there from June 2003 - Sept. 2004 and it was a nightmare. By far the WORST place I ever lived adn i lived way in the back away from much of the noise and activity. The office staff were worthless and I bitched so much at them, they would basically hide when they saw me coming. I moved to another apartment complex in 2004 and have been there ever since. Much nicer, anything beats the Landings at Cypress Meadows!!

I also live in The Landings at Cypress Meadows. We've lived here since 2004 and I have to agree with you how it has gone down hill. It wasn't this bad when I first moved in. They never replaced the carpet before we moved in, they just steam cleaned it. Two years later when we renewed our lease, I asked them if they could replace it and they said no because we are living in the unit, but if we were to move they woud have to replace it anyway. How stupid is that!! Also the maintance guys are so creepy. They're always hanging outside our apartment doing absolutely nothing except staring at you everytime you come out of your house. They come into the apartments unannounced. I've had two friends of mine that also lived in here who say the maintnance man came in their house without them knowing, one while she was in the shower and the other while her kids were home. My neighbors had some stuff stolen with no forced entry. I don't feel safe here at all anymore. We don't have much longer to go and then we are out of here. The mangement and office staff are extremely rude and very unprofessional to say the least. And they definitely don't reinvest in their property as far as cleaning it up, and getting a better playground for the kids and keeping the pool clean, and getting gym equipment that actually works. They have only one treadmill that has been broken since I moved in. I can't wait to move out!!! I would NEVER recommend The Landings at Cypress Meadows!

I used to live there too. They refused to replace our carpet as well with was torn up and had mildew in it from the water heater leaking. I just got a notice in the mail today that they are charging us $900 because they had to replace the carpet. Boy are they gonna get an earfull from me.

The only reason why it was as bad as it was when you guys lived here was because the last management they had SUCKED. I'm living at Landings right now and the staff treats me absolutely great, the maintance is great and if i have a problem in my unit they come to fix it right away. I don't understand about water heater leaking i never had that problem but im pretty sure if you would have let them know you were allergic to mold they would have definitly changed your water heater and carpet, when i first moved into my apartment my A/C was leaking and they fixed it immediately without refusing, i mean it is their job. We just recently had new management at the beginning of the year, I've havent had any problem since, i just got my washer removed and replaced, and i was recently talking to one of the maintance dudes and if you guys were nice to them, trust me theyll be nice to you. Theyve helped me with alot as i lived here and ill be staying for another 15 months, i dont know how the carpet is 20 years old..lol..i find that kind of funny, they at least change it if it looks BAD after steaming the carpets or if the other people who lived there didnt treat it right or you probably didnt treat the floor right! and if your not really treating your house good then guess what your house is gunna be ------[excuse my language] but i love it here and i think its great, they even pressure wash the hallways every month so i dont know about the hallways being dirty, there are kids living here in the apartment as well so you know the hallways are gunna be dirty. and if your living around neighbors that are shitt[once again excuse my language] then yes your home will be ------ too..my upstairs neighbors swear its ok to have a party on a tuesday and haveing the music loud at 4 in the morning was okay, well guess what i didnt have it, i opened my mouth and said something after that never heard music again, im pregnant and i dont need that, i need the rest that i need, DAMN COLLEGE KIDS. no im not a college student and i do respect other peoples peace, so i dont be playing my music loud or until 4 in the morning the next day that i have to work..and yes the only problem i have had in my apartment was mold, but what can you expect living in florida and its always raining and always hot, but if you clean around the molding[no you dont have to touch it with your habds they have cleaning supplies at walmart or home depot you can use] just buy it and some gloves and clean it or buy yourself a purifier. but dont blame the mold on the staff they arent made out of grass and they arent the rain or the heat!
