Poor, disrespectful and rude Management & Unsafe Living Situation

I lived in the Landings for 2.5 years and other than the slow follow through with maintenance requests everything was fine. I decided to re-sign a lease and upgrade to a larger apartment (I got married). It was pretty much a nightmare from the beginning the management is by far the most rude and unprofessional people I have ever worked with, the parking was horrific; the trash compactor was broken and overflowing utter disgust among the laundry list of other complaints! The office management ignored complaints of documented drug use/dealing tenants (Police department called regularly for disturbances). We became close friends with a few of the normal neighbors who had also made complaints to the office yet nothing was done. Honestly, I think it was an inside job because I would see staff talking friendly with the tenants. Most likely they had their own deal going on behind the scenes. Not to mention the drug dealers had vicious dogs (probably for guarding) and I was personally targeted by them while walking my puppy. The dogs were often locked out on the porch and there was yellow substance dripping down the screen with a horrific odor. Again, I had a front row view to this since I was lucky enough to have these people as neighbors. Also buildings had poor insulation for a 800 sq foot or smaller unit the electricity bill was over $300/month. I now owe a home almost twice the size and my electric is less than $250.

POOR management. We tried to have minimal contact with the management office as we did not trust them. I tried to be as nice as possible since management had master key to every apartment. There were a few occasions where maintenance came into my unit, yes my apartment, while I was not home and they did not leave a notice (pink slip/work order) that they were there. I threatened to call the police next time for trespassing. Needless to say that did not happen again, to my knowledge. Upon moving out is when the real nightmare began. We moved out, cleaned the apartment, spackled all holes from pictures, etc. We received a bill from Garden Management stating that in addition to taking our $300.00 deposit minus the $75 refurbish fee plus $1,090.00 we owed a total of $814.40 for FULL replacement of carpet and full apartment cleaning. Since we made friends with other neighbors we expected to receive this notice as ALL of them did as well. It was an obvious SCAM. I do not trust this company. Ironically, before we moved out my husband was walking to his car and saw carpet being installed into our friend s previous apartment, whom were also billed for full carpet replacement. My husband striked up a conversation and come to find out that the entire building was having the carpet replaced: all blue carpet being replaced with tan (note: entire building had blue carpet). Not to mention our apartment was identical to our friends and there was several hundred dollar difference. They claimed dirty walls for which we were charged on top of REFURBISH fee of $75 which entails re-painting. I am utterly disgusted by this company.

To the reason I am writing today. We wrote a rebuttal letter within the 15 day receipt of original letter. Our letter was sent via certified letter on 5/30/06. I did not hear from them in response until today, 7/1/08. They are a bunch of LIARS. The letter notes after several attempts to contact, we have no choice but to turn over to credit bureau and our legal department for legal action. We never received a phone call or letter since the original letter.

Beware of this company! Do not move there!

I can totally understand your frustration, I lived there from June 2003 - Sept. 2004 and had most of the same complaints. I was without hot water for over two weeks and called Garden Mgt to complain, the owner was the rudest man I ever met, actually hung up on me. I could not even believe that someone like him owned a business, he was so bad! They didn't try to con me out of any money when I left probably only because I made such a stink with the hot water and requested a break on my rent for the inconvenience that they knew it was a lost cause trying to get money from me. I agree with you about the trash, rude office people and drug dealers. that place is a nightmare!!! If I was you I'd write to the better business bureau, maybe they can help you get this bogus carpet charge out of collections and off your credit!! I hope you can. I keep waiting for the day that I see this company in the news for fraud and the owner being taken away to jail!

Thank you for your replies. I just spoke with the MOST disrespectful and unprofessional person there, Ms. Grey, who #1 couldnt find my file (she sent letter on 6/30/08) and #2 hung up on me after I asked why they did not follow up with my original objection to charges sent over 2 years ago within the 15 day compliance as stated in original draft of charges. This company needs to be placed out of business and unfortunately they have messed with the wrong person. I plan to fight these charges, their unfair, rude and disrespectful "style" of customer service. My letter received 6/30/08 was highlighted: To avoid the legal action and court costs I urge you to call this office at once. I did today (7/1/08) and during her screaming rampage she advised that she fwd to her attorney and I would have to call him and hung up on me. I waited 5 minutes and called back to obtain lawyers name and number. I left a message as she is most likely too coward to pick up the phone and act like a mature member of society. I would be utterly disappointed if this was one of my employees and I plan to call BBB, Garden Management in NJ and New Tampa Inc as that is what name showed up on my caller ID. Thanks again for the replies ... I am convinced they are running a scam.

I completely understand how you feel as well. I lived there from Dec. 2005 - Dec. 2006. The exact thing that you are describing about the carpet and the charges are happening to me as well. I have been dealing with it for quite a while. They will absolutely not do anything to work with you, nor do they provide proof that the carpet has been ruined. I can't give you any advice other than I am paying it off b/c I want to save my credit. I didn't know what else to do after communicating with them for over a year. They are unresponsive. Good luck.

I also lived there for one year and after moving out received a bill for the same bogus charges. I tried speaking with them at the office in NJ and also got hung up on and even cursed at when the female (name unknown) tried to negotiate and wanted me to pay for carpet replacement. I lived there for one year. The carpet was not even new or clean when I moved in. When I declined to negotiate the charges, the reply was, "well, we'll just f------g take you to court and sue you". I reported to the Better Business Bureau but Garden Management never responded to them. I only hope that one day the government realizes these scams on innocent tenants and can do something about it. Tenants may want to consider teaming up and starting a Harassment lawsuit against Garden management. It may be the only way to win!

REally worried now. Already in a lease and worried about this situation when moving out. YOU ARE RIGHT ABOUT MANAGMENT. seems so sketchy how unproffesional they are in the office and RUDE. Awful managment, worst. If you could please post all of those numbers and lawers, as well as your lawers so that the judge can see its a group of people getting screwed.

On a positive note. I recently moved out. I had the carpets cleaned as requested, touched up the walls with paint (cheap white..like they used), and cleaned the place. Amazingly I was given my deposit back. So no complaints from me.
