I have been at Mainsail South for a year now. I must say it is pretty good. I was living at Camden Bayside on Westshore which I liked better, but they went over $1100 on my monthly rent so I said good bye. Aside from that complex, there is no other in South Tampa that matches Mainsail's quality. The new look is great(when I moved in last year I was thinking that the red '80's Spanish look need a makeover-and they did it! Except for the blue doors(NAVY BLUE on tan'), I think the complex looks great. Maintenance is awesome-responding same or next day. Some of the vegetation around some of the buildings is dying, but it is not that bad. I assume there is some disease. But the banana tree outside my door(which is producing bananas)seems to be ok after near death last year. The staff can be hit or miss-I have had good and bad experiences. All in all they are nice but if you have a conflict they all seem to gang up on you-yet I found the manger Jenny pretty nice and fair. After one year, I don't recognize anybody in the office. They have changed teams numerous times. I find that worrisome and blame it on Mainsail's ownership(Marriott-damn corporate folks) for what is probably low pay and high demands.
The lake is beautiful-there is lots of wildlife. A lot of greenery is what you will expect and get. Very nice pool. Security patrol. Mail comes early in the day. Gated(broken some of the time).
2 complaints: 1st: Walls and floors are paper thin(so if you are a screamer, or like to play music at 2 am-think twice about living here). 2nd: The dumpster is very inconvenient if you live in the front.

All in all, being from Atlanta and having lived in many apt. compexes, I give it a rating of 85. B.
