My wife and I have been living here in the last 2 years. In general I do not write reviews but this site has been useful for us that I decided to post our opinion.
Although we have not had any major problems with security or maintenance, the property definitely looks in bad shape. Since we arrived the office manager informed that they were fixing the gates but only one of the gates is currently working (sometimes not). Note that one of the gates connect to Bruce B. Downs Blvd. which makes it common to see outside cars crossing the complex at unreasonable speed.
One of the ponds is always in bad shape and despite the arguments of the staff office that they have mosquito control services from a third party company, I have some concerns about the apts nearby this pond.
I also agree with other posts about the water bill. It is still common to see a completely waste of water no matter what you tell/complain/tell the office staff. (actually, sometimes we see sprinklers in use during heavy rain). Expect to pay 23 dollars every month even if you do not use any drop of water.
I would recommend this place if their currently prices were not so high. For the same price range you can find other better deals (which also are located in the shuttle route). Anyway, if they finish the eternal promise of setting both gates up, change all old and creppy stairways, keep up the lawn maintenance (the apt complex right in front of Oak Ramble takes care of the lawn twice a week. I have seen these latin workers once or twice a month...and they never take care of the dirty stuff after all), then I could recommend the place. After all, it is on the USF shuttle route, relatively safe and the neighbours are ok.
Obs. just a comment about noise. We are not sensitive at all but the walls are not as thick as they should be. It is easy to hear what our neighbours are listening/watching/doing, specially at night.

23 dollars a month in water and you're complaining. When I lived there in 2004 I was paying an average of 38-45 dollars a month. Now that is absurd considering that I hardly ever used any of the water there. It was everyone in my bldg that had big families, not to mention the fact that our water bills paid for the pools, sprinklers, etc.
