I lived at the Excellence for a year. I moved into an apartment with my girlfriend and another friend. They tell you that power and water is included with the rent but they only allocate the bare minimum, something like $100/month, which barely covers it. I think we went over that 10 out of the 12 months we lived there. Next it was nearly impossible to get maintenance to do anything besides wake you up in the morning.

We had a hole in the celing of our stairwell (which never got fixed even tthough we complained about it often), lights would always burn out, the A/C never really worked right (it always ran and never shut off), despite the freezing temperatures we had to endure since the air never shut off mold would grow on the air vents (they told us that this was common because it is humid in Florida but since i've lived in Florida for the past 12 years and never had a problem like this i knew better), our dishwasher didn't work, a couple of burners on the stovetop didn't work, our dryer didn't work, and i know there is alot more that i can't think of right now.

Nobody that lived there ever got our deposits back even though we took care of all necessary paperwork and cleaned up well. We also had extremely loud neighbors who would party well into the overnight hours (4-6am). Please if you are considering moving into this complex take the time to find somewhere else.
