I lived at Excellence for 1 year and had both positive and negative experiences. Maintenance always responded within 12 hours of a report. Management was alright excluding 2 of their leasing agents. If I knew i was going to be a few days late with my rent, they were very lenient and allowed me to pay what I could and give them the remaining as soon as possible. All of our appliances worked fairly well. We only went over on electric 3 out of the 12 months we were there. Loads of laundry were constantly being run and our apartment was usually cold and we still stayed within our allotment.
HOWEVER...our water smelt like sewage. My toilet never worked correctly; it either overflowed or not work. This happened at least once a month. The showers and sinks would take FOREVER to drain. It was disgusting trying to take a long, relaxing shower while standing ankle deep in your own filth. Also, after the sink would drain, a white, chalk like substance would remain in the sink. The walls are paper thin. When we first moved in I sneezed in my bedroom and my neighbor told me 'bless you' from another apartment! Roaches were constantly on the run around the complex. They were crawling all over the walls and would sometimes ever fly right next to you. The elevators would work from time to time but there is no phone in them; either they were stolen or management conveniently failed to notice what a hazard they were creating. Every weekend a puddle of piss was assured to be found. The "provided" HBO never works. The fitness center is a piece of poop, the treadmill has a hole in the tread. The "on site security" is worthless. He is rude as can be, has a creepy brother that roams the parking lot late at night and gives the willies to girls walking by themselves, along with that he was arrested a few years ago for domestic battery! Talk about security, eh'' Also, my car, along with 2 other cars were broken into in ONE NIGHT. My car was ransacked by thieving delinquents more than once; easy access was provided from the first theft. Management didn't even inform me of the incident. I paid a $300 deposit, half of which is refundable. My room was left immaculate and I saw NOT A SINGLE DIME from that. The lease states that they HAVE to send to you in writing what they are taking out of your deposit for damages...you guessed it, never saw it. I don't think anybody got their deposits back. The place isn't secure at all. I was in the elevator in the afternoon hours and some random dude that i've never met in my life asked me if i "wanted some green".
Overall, if you want a cheap place to live and don't mind cheaply built things; Excellence is the place to be. Maintenance is stellar and the apartments are fairly spacious for college living. You do pay for what you get. I wouldn't highly recommend this place to anyone, but like i said...it has its goods and bads. I hear they have new owners so lets hope they run things legally and fix it up a bit.
