Goods:
1) view from the apt, very greeny
2) star bucks, gas station
Bads :
1) Not clean, at times foul smell from drainage running across mallard landing pl.
2) Unfair fines. ( Laura asked me to pay $195 for laminate replacement around stove. I asked her to show me the damage, since I knew it was good condition. She replied in rude voice 'no, I can't, tenants moved in already'. Later from mail man I came to know no one moved in and apt post box had no name)

If Laura cannot prove the damage, you are not responsible for it. She must have sent you a written notice of security deposit claim within 30 days after the end of your lease. If she has done that and if has not been 15 days since you've received that security claim letter, you should contest this in writing. As a former property manager (single family homes though...although the security deposit laws are the same), I always took photos of any damage as well as keeping a copy of the receipt/invoice for my records as well as for the tenant. Also, if she hasn't followed the law (and Florida Landlord Tenant Act is on line), you can file a complaint with FREC (FL Real Estate Commission) which may or may not resolve the problem but if Laura/The Preserve did anything wrong, they will be fined. |
