Lincoln Oaks is now under new manegement. Stonemark. Wonderful Stonemark-hah. Where it takes more than 2 weeks to get a maintanence request looked at. Where they fix up the grounds and spend their money on the outside of the apartments and let the inside fall apart. DO NOT MOVE HERE UNLESS YOU ARE A MASOCIST!!!!!!!!!!!!!!
Update: I moved out in 2006. I lived in a bottom apt. when I first moved in and transfered to a top apt... While living in a bottom apt. there was major problems with leakage of water from the up stairs apt. into my bathroom when they took showers. It created mold problems and the cieling was actually always soft and wet from rotting from the leaking. When I lived in a top apt. there were squirrls living in my ceiling. They kept me up at night with their scurrying. When it was really cold outside, or when it rained, they would actually claw their way through my ceiling. I had one get into my apt. and run all over the place! I had holes in my ceiling in every room. The people that lived next to me had one get in their apartment and they were trying to get it to go out the balcony door but it attacked the girl and scratched her arm.
My hot water heater went and they refused to replace it! I had to take cold showers for a couple weeks. Finally I was so sick of it I did some research and looked up the laws for renting in the state of FL and wrote them a legal letter demanding they follow the law and provide hot water or I was going to sue. Finally they replaced my hot water heater, but they put in the smallest cheapest one they could find (for a 2 bed apt.). So the hot water would only last 20 min. - A bad situation since I had roomates! There were sooooo many problems with this place! Don't live here.

I live here, too, and I would agree, except the money doesn't really seem to go into the upkeep of the outside. To me it seems to pour into decorating the leasing office. It makes a real nice impression for prospective residents, but hey, what about current ones? I want money to decorate my apartment, not the front office. Maintenance sucks, too. We've had stuff wrong that they've known about for months, and they haven't done anything. You could use your money much more wisely than I did, and go to one of the nice complexes a little further north on Dale Mabry.

Actually I knew that I did not like it after living there for 2 months. But I had to live in this area because of my job. I was on-call all the time... The other apartment complexes that were in the area that I had to be in, were either full allready or way more expensive (out of my price range).
