I remembered Lincoln Oaks from a few years ago when I had a friend who lived here, the apartments were in bad shape and it wasn't known to be the best area, despite the fact that it's in the heart of Carrollwood. Now being a few years later and seeking a new apartment I decided to check out Lincoln Oaks since I'd heard that they were remodeled. --- showed the property but was not informative in the least. The landscape is gorgeous and the model apartment shown was nice, so it seemed like I'd found the place I wanted to spend the next year of my life. When I moved in I noticed cracks in the wall, as if the boards behind the drywall are warping and about to bust through the drywall itself, there are water stains on the ceiling in several spots, the porch door does not close because it wasn't hung right and the bolt on the back door has been painted so much it no longer bolts, the toilet was broken, the garbage disposal was broken, the ceiling leaks...the list goes on and on. I have now lived here for 4 months and I can tell you that after 2 weeks they finally fixed my toilet (which wouldn't flush), they fixed the ceiling or so they said because it still leaks, they fixed our garbage disposal after many weeks of washing my dishes in the bathtub. They still haven't fixed everything else. As of now my kitchen light has been out for a week and I've called twice and still no one has fixed it. I'm warning you now, DO NOT MOVE HERE! Despite the fact that the apartments are falling apart, the management and staff are less than helpful, and maintenance/mgmt should be arrested for poor living conditions, The area is nice, the neighbors are decent, and the landscape/pool and gym are excellent. But don't let it fool you.
