I have lived in Royal Oaks for one year.
In the past year I have made the following repair requests:
a. Non-working toilet (request made one year ago);
b. non-working electrical outlets in the living room (1 year ago);
c. clogged kitchen sink (10 months ago);
d. repair needed on the door (8 months ago);
e. stove needs repair (3 days ago);
Of all the above, not a single thing has been repaired -- except for the last repair request for the stove, I have repaired everything at my own expense. Ponder that -- *not a single repair has been done*. I have gone into their office repeatedly, they pretend to be shocked that the work hasn't been done, assure it will get done right away, then....nothing.
Known drug dealers and gang members reside or loiter on the property, and even the more "law abiding" are generally disorderly and noisy.
