Survey Of The Complex Monday, September 01, 2003 (Labor Day) Revealed The Following: Fourteen (14) building entrances with no lights whatsoever. In most cases the lights have been out for months, despite repeated tenant repair requests made by phone. Nearly all laundry facilities disgustingly filthy, unkept, trashy, with no working lights in about one-third of the laundry rooms. Six (6) laundry rooms completely non-functional for many, many months, resulting in inadequate laundry facilities for the premises. Numerous apartments "boarded up" for months, with large plywood sheets covering windows and doors, giving the place "The Ghetto Look." Thirteen (13) apartments with severely damaged, defective front doors that were insecure and which completely trashed the appearance of the apartment with "The Ghetto Look." The area immediately surrounding the "Rental Office" is immaculate, clean, well-lit, well-maintained, in good repair, constantly renovated, attractive, well-manicured. This is to maintain a superficial appearance in an effort to seduce prospective tenants into believing the whole complex is comparably well-maintained. In fact, it is not. Royal Parc Refuses To provide its tenants in the remaining 324 apartment units with any maintenance and care even remotely resembling the superficial pretenses at the Rental Office. Royal Parc is merely concerned with the superficial "first impression" appearances of the exterior front entrance and Rental Office area so it can trick apartment seekers into a favorable impression.
