Rent increases high, well above the norm & well above cost-of-living rate of increase. AIMCO attitude arrogant in stating emphatically that tenants "should feel lucky if their rent increase is less than $35 per month for end-of-lease increase".

Very poor sound-proofing with little or no insulation. Costly to use air-conditioningheat. Can hear neighbors above, below, next door even in normal speaking volume. Frequent door-slamming rocks the entire building. Frequent horn-honking, people yelling, absoluting no insulation from sounds outside apt. Every sq inch if floor on 2nd FL squeeks (wallsfloors are paper-thin, floors NOT concrete).

On-premises mgmt once good, now poor. Nearly impossible to get them to respond to inquiries by phone or fax. They frequently lose rent payments and frequently barrage tenant with spate of erroneous eviction notices as a result. Mgmt slow to realize and correct their mistakes. Big money spent on superficialities in order to attract new tenants. Little or No money spent to improve meaningful apts features. Air-cond old and faulty, with vent temp only at 77 degrees (norm is 62-68 degrees), resulting in costly tenant electic bills. No insulation to speak of and no window tint where most apts face eastwest. Water bills recently shifted to tenants as of 1-1-01 ($35 aver) along with $20 rent increase, which AIMCO described as low. Security gate virtually never works. High crime area, with 2-3 rapes and much vandalism in my first and 2nd year here. Car windows smashed out. Articles stolen, apts broken into, yet no security improvements whatsoever.

Premises going down-hill while AIMCO investors seek higher profits. I would never again live in an AIMCO-owned apartment complex.
