Not Worth the Money

I have lived in this apartment for one year; we are moving out this weekend and never even CONSIDERED resigning a lease. I was under the impression that new management took over the complex around January, and by March the apartment community was unrecognizable. It has completely gone downhill.

The Positives:
-Staff. They are extremely kind and welcoming. No matter the number of times you call or come in and bother, they're always smiling. They make it a point to know your name, and want to keep you happy as a resident.

-Maintenance. They are quick and efficient. They respond to your calls normally within the same business day. They will even help with things like hanging ceiling fans or putting together furniture afterhours for a few extra bucks. They wave as they pass residents and don't hold up traffic. They don't leave your apartment dirty or disheveled.

-Apartment. The apartment unit itself is very nice. It's bright from the windows, the kitchen appliances are nice and updated. The cabinets are clean, as are the counters. Washers and dryers are included in the rent. The closets are spacious and the carpets are clean.

The Negatives:
-Tenants. The first and foremost is the quality of people who are allowed to live in this community. As a resident, you are paying for a gated community in a middle to upper class community of Westchase. THIS IS NOT WHAT YOU ARE GETTING. They say they run criminal background checks, but there are criminals living in the community. Just recently, a mother who was also babysitting neighborhood kids, was arrested for illegal possession of prescription drugs, not prescribed to her.

-Teens. There are teenagers and college kids hanging out in the parkings lots and by the playground all hours of the night. They have no qualms about leaving beer bottles or trash laying around. They play music from their cars loudly and are quite intimidating if you are a woman at night.

-Gate. The gate NEVER works. We've lived here for a full twelve month lease, and had to pay for a home phone solely for gate purpose (as you need an 813 area code to use it) and the gate has worked for maybe 3 months' Granted, people are crashing into the gate...but it takes weeks to replace and it's broken again in only a matter of days. They never apologize for it or offer to discount rent or phone bills to maintain a gate that isn't there.

-Vandalism. I've heard stories of stolen cars, but in my own eyewitness accounts, one woman had the wheels and rims stolen off of her car in the middle of the night and left on cinderblocks right in front of my building. Only a matter of two weeks ago, someone spraypainted cars with blue spray paint (about 3-4) and the apartment never offered to pay for damages.

-Children. Nobody supervises the kids in this neighborhood. There is a group that ranges from 5-20 on any given day that runs all over the apartment community and causes a general ruckus. Never has there been a parent in sight. They run all over the playground area, up and down the stairs in the adjacent buildings, leave bikes and toys strewn over the sidewalks, etc. They are always in the pool without adult supervision, running next to pool, splashing and acting like they own the place.

-Pricing. They base your apartment rate on what is available at the time, and that quote is good for 48 hours. I know people who are living in the same apartment unit as us with same square footage and one couple is paying only $720 while another is paying nearly $1200. Just be aware of this when considering to live here.

-Emergency Maintenance. This is not the case. There is no person on-call 24/7 to answer emergencies or maintenance off hours. We had friends over from another building for almost two hours while they waited for the smoke alarm (that was pulled by one of the unsupervised kids) to be turned off by someone with the correct key. The alarms cannot be turned off by city fire officials..only apartment personnel.

As for the noise, it is no different than any other apartment community. Apartments are always going to have thin walls, and you're always going to hear water running through the walls. You will always hear above floor neighbors. It's part of apartment living...if you want silence-move into a standalone home. It's not much worse than normal apartment living.
