Deal upfront, then screw you after the lease is up

Years at this apartment: 2005 - 2006
We were able to waive the deposit on the townhouse, and when we moved out and did a walk thru and told everything was fine, they mail us a bill for $200 for capet cleaning. What was even more rediculous, is that the carpets had just been replaced due to water damage from an adjacent apt. They can't seem to find any records to verify this.......so we're getting screwed!!!!!!!!!!
I RECCOMMEND TO EVERYONE TO GET YOUR MOVE OUT OK'D IN WRITING TO PROVE DOWN THE ROAD IF THEY TRY TO GET $ OUT OF YOU!!!!!!!!!!
