I lived at the Hermitage Apartments for approximately 6 years. The first year was great, but after that, it pretty much went downhill. When we moved in the manager at the time was great; she kept the place clean, and she also made sure that the residents held up their lease agreements (re: trash, pets, BBQ, drug dealing, etc). Soon after we moved in, that manager left and was followed by the crappiest string of management I have ever witnessed and things progressively got worse. The first replacement manager was nice and she ran the place well, when she wasn't having SEX on the leasing desk with the scummy (and married) maintenance man, or smoking CRACK. After she was fired another lady came through, but she didn't really know what she was doing. The most recent "management team" is by far the most INCOMPITENT and LAZY regime ever! It is a husband and wife team. The husband is supposedly a maintenance man, but he never fixes anything because he has some kind of mysterious illness that hinders him from fixing things and restricts him to watching TV in the office all day. The wife, who is the property manager, is very unprofessional. She curses in front of residents, wears unprofessional attire, and does nothing at work except for study for some kind of online college course. Their son is a total hellion and runs around the property hitting things with sticks and playing in the dumpsters. The biggest issue is their lack of concern for the quality of living around the complex and their failure to repair things in a timely manner. There is TRASH EVERYWHERE! The dumpsters over flowed for years until the cheapskate owners finally paid for 2 garbage pickups a week. Residents also leave trash on their front porches for extended periods of time. There are stray animals running around, but even worse, there are pets WITH OWNERS that just run free around the complex, pooping where ever. One lady just opens her door and lets her dogs run out, and when it is time to come back in , she stands at the foot of the stairs and yells for them. The lawn guy hits cars with his mower and blows grass and dirt all over the cars. The trees have not been trimmed in years ; limbs block the view of cars and some hang so low they drag on the top of your car! There is actually dead tree-debris left from the hurricanes of '04! The buildings are NEVER pressure washed, have termites, and are basically falling apart. My balcony was rotting. There are blown out lights all around the property that go un-replaced for months. The buildings, mailboxes, pool, dumpsters, and cars have ALL been VANDALIZED. My car was broken into once, and numerous neighbors' cars were broken into over the years I lived there. Someone was openly dealing drugs 24/7 out of the townhouses on the property, which management was aware of, but did not take action against until it was time for them to renew their lease. There are drunk people everywhere; one guy does nothing but sit on his porch ALL DAY and play loud music as he drunkenly hollers to everyone that pulls into the parking lot. The idiots even grill on their WOODEN balconies, which is clearly prohibited by the lease (and completely unsafe), and management does nothing. They unfairly raised the rent in the middle of the lease last year, which is supposedly against the law. The co-maintenance man is a sexual offender and is not allowed to "enter occupied apartments". Kids from all of the surrounding neighborhoods DOMINATE the pool and leave it vandalized and trash ridden. Trashy little teenagers run around the parking lot at all hours, sometime screaming and beating on each other. Washers, air conditioners, water heaters, and pipes in numerous apartments leak and produce black mold, with no effort from management to fix. When you report a needed repair, it takes at least 2 weeks for the maintenance guy to even LOOK at the problem, and even LONGER for him to actually fix it (not that his craftsmanship is even up to par). Must be hard to keep up with things when you are high all of the time, I don't know. Parking sucked (especially with all of the drug traffic); sometimes we had to park 2 buildings away! These are ALL issues that were presented to management at one time or another, and were either shoddily corrected or simply ignored. I would NEVER, with a clear conscience, recommend the Hermitage Apartments to anyone. I will say, the Hermitage is definitely the CHEAPEST apartment complex in Valrico/Brandon, but I will also say, YOU GET WHAT YOU PAY FOR. . .GHETTO!
