I've lived in springbrook commons for 1 year. After I renewed my lease and it started over on June 1st of 2009. I paid rent on the 2nd during my lunch break. That night sewage backed into every single person unit on the 1st floor. I spoke with Jan the property manger who 1st told me the only thing she could do was clean the carpets with a sanitizing solution. The next day I went to her office asking if I could end my lease due to the fact that my carpet was damage and bottom of my cabinets were damage and there were mold in my apartment. She stated that I have to pay July and August rent just to end my lease because they're trying to fix the problem and i'm choosing to end my lease. The sewage backed up into the apartments on the 1st floor due to the property pump being off which caused the overflow. The water seeped through the boards of the floors and backed up in the tubs. the tenets had to clean up the sewage waste in the apartment. The property manager said that anything on the inside of the property are the tenets responsibility they only handle the things on the outside. This incident happened on the 2nd of June and it's now the 13th of June and the only thing they did was put down mix match carpet in the hallway, dining area and the last room which they still haven't changed that closet carpet in the last room which was also soaked. As far as everything else goes they haven't fixed yet and it doesn't seem as if they're trying to make any effort to fix anything. They expect you to live anykind of way. They don't care about the tenets only the collection of the tenets rent. Take my advice don't move to springbrook especially if you have small children. They don't fix problems they only try to cover them up. The garbage always overfull, the gate hardly works, it just looks horrible on the outside. They really should update the photos on the websites to show what they look like now instead of when they were first built.

I also lived in SpringBrook Commons back in 07. I moved in in August, and the very first night I had roaches walking over my pillow. I complained to the manager like you said, she send an exterminator twice, after many complaint one of her assistant told me that it was my kid who was responsible for the roaches. After the first month water also broke from the second floor, and the apartments below were flooded, I lived in #40. When I complained to her about the situation she refused to change the carpet also, and at the same time mold was growing everywere, when I coplained about that, they painted over it, but the mold grew back because the water was still in the wall. The was were like a sponge and the roches lived insed the walls and under the carpet. After I spent a lot of money every week on roach spry I decided to go to the Consummer affair on Congress Ave, after six moth I was told that I could breack the lease at anytime, But the day that I was moving out, while I was loading the truck, they quickly type up a letter saynig that rent was due and taped it on the door while Iwas still in the truck in front of the appartment. The black ispanic lady did this. After loading I went to the office to aske them what the letter was about because I moving out, she said I have to pay the whole month, I reply that I was allowed to breack my leas and that it was the begining of the month, while I was arguing with her, the manager Jen came out and said "let them go, it's ok" so I left.
Six month later I a call from a collection agency stating that I owed SpringBrook for carpet cleaning and back rent. These people have some nerve, they waited after I left to do exactly what I was fighting for, then charged me for it, when it was their problem. The best part is the charges went on my credit report without me ever knowing that I was sent to collection. When I complained for the second time to Consumer Affair, Jen told them that I was unable to be reach, while I still have the same cell numer and kept the same home number, and my mail was being fowarded. She was unable to contact me but the agencey had all the contact information, how did thathappen. my nest step is to go to the better business Bureau.

Seriously, you need to contact the Palm Beach County Code Enforcement regarding this situation. Those conditions sound downright unsanitary and dangerous.
