MOST HORRIBLE PLACE TO LIVE IN......... DO NOT MOVE HERE!!!!!!!!

wow where should i began on describing our experience in living at this establishment. This is by far the worse place to live in!!!!!!!!!!!!! My list of complaints is overflowing, starting from the worse management staff, rude, unprofesional, nasty, uneducated individuals to the fact that there is drug dealers living below us. I am a mother of 2 and fear that my children will get hurt one of these days if i choose to stay here. Then come the fact that the place is dirty, we got dog feeces, garbage, broken glass on the grounds. I wont allow my children to play outside with all the garbage all over the place, and when we would let the management knows about this problem they will always have snappy respond to it and say it will be cleaned whenever they get to it, then about a month later still nothing was done. I had to personally speak to the maintenance person in order to get this matter fix. Then to my shock when i spoke to Larry (maintenance person) he told me that he never gets the message that i left, and he told me that next time just contact him directly because if not he will never get the message. How horrible is that''
Then we got the gate issue, i mean we lived there for a year in total and by the 10th month i was ready to move out of there. The gate never works, the enterance and the exit gates never works. At one particular time the gate did not work for a total of 2 months. I mean that pretty much put my family security at risk, because people would just come in and out, and the fact that we live close to the enterance, that pretty much make us an easier target. At one point in time i was affraid to come home when it is dark outside due to the people that comes in and out. They speed when they are in the community, do not stop at STOP signs and at several occassion and i mean more than 10 times when my children and I are crossing the street we almost got run over by people driving to fast. IT IS HORRIBLE!!!!! I see people coming in from the exit gate so many times, i mean the management installed cameras by the gates but seriously i dont think it works at all. Because the problem escelates even after the camera was installed.
Then we go the rude drug dealing neighboors below us. They would always play loud music past 11:30 PM and the smell of them smoking POT is seeaping through the floors, it is horrible. Then i got in an argument with one of their supposed buyer because he was sitting on the stairs and i ask him nicely to please let us through, and his respons was "SHUT THE ---- UP -----!", i mean he said that to me in front of my children. At that point in time i was not trying to be nice anymore, i told our neighboor downstairs that he either he need to take his business somewhere else or choose his clients better, or i will call the cops right now!!!... After that incident i fear for my safety and of course my childrens safety. When ever our neighboor downstairs has their buyer come they would take all the parking places by our building and i would ended up parking far away from our unit, that is another thing that i hate to deal with.
Believe me when i say that this is by far the worse GHETTO pretty from the outside place that i have lived in. The management will be nice to you in the beginning because they want your money, but after you moved in, they will show their true colors. The management will also play tricks on you. In our case we never will see our SECURITY deposit. The management inform us and that is when i called them to find out the rules about moving out, that we need to provide them with a letter stating that we are ending our lease when it is up with a 60 days letter prior to the date of lease end. They did not send us a reminder letter until 40 days before our lease was up, then they decide to tell us that we are going to be charge $35.00 per days due to the fact we provide them with a letter 42 days before moving out. I sent a letter to them 60 days before and they told me that they never received that letter and that i need to submit another one.... i mean what was that, they told me that they never received the 1st letter''' I seriously think that they did receive the letter but decide say that they did not so that they can go ahead and get money from us, i mean $35.00 X 18 days = $630.00 that they will be withelding from us. That is another thing too that i am having issues with, oh yeah and then there is the $150.00 dollars "redecoration fee" that they will charge us. I mean if they are going to charge us a redecoration fee why should we even clean our unit'''' We did not receive a clean unit when we moved in.... so that kind of got me wondering on what they are doing with that "redecoration fee" that they charge everyone upon moving out'''
Our neighboor upstairs overflowed their bathroom and it leaked to our unit causing water stains in our apartment, the water leaked to the wall in our unit causing the paint to chip, the carpet in my unit was soaked, water everywhere in our unit. I called the management office and inform them of this problem and they took their sweet time responding, so i called back again, and at that time i got the maintanence person, i told them about the problem and he came right away. He then checked the unit above us, and to find out that they never report the problem. It took them nearly 2 weeks to clean my unit, repaint the wall, clean my carpet..... i was so upset.
Bottom line is please if you are looking to move in here, DON'T!!!!! If you have a family especially, or even if you are by yourself. This place is horrible. The management will be nice to you but they are not. The gate will never work, if they do the rude people that live there or not live there will break the gate again by running the gate over or entering through the exit gate. Oh yeah and if you call the managememt office they will not care. Their comment will be "we will fix it when we can."
I will be persuing my complaints to the Better Business Bureau, and contacting the Company that own this complex.
Your life is priceless, if you do not value your live then please consider on living here.

INVESTMENTS LIMITED WHO OWNS THE DUMP ACROSS THE STREET, ISLAND SHORES, OWNS WATERWAY VILLAGE TOO. SORRY FOR YOUR TERRIBLE LIVING EXPERIENCE BY LIVING THERE AND MOVING OUT WAS THE BEST THING YOU DID FOR YOURSELF AND YOUR CHILDREN. I KNOW WHAT YOU WENT THROUGH, I LIVED ACROSS THE STREET AT ISLAND SHORES FOR 4 YEARS AND WAS COUNTING THE DAYS UNTIL I MOVED OUT. IT WAS THE WORST PLACE I EVER LIVED. IT WAS SO NICE WHEN I MOVED IN BACK IN 2001 AND WHEN INVESTMENTS LIMITED BOUGHT THE PROPERTY IN 2004,ALL HELL BROKE LOSE AND THE PLACE WENT TO SH@T. THOSE PEOPLE AT INVESTMENTS LIMITED ARE CROOKS AND DO NOT CARE ABOUT KEEPING UP THE PROPERTY OR ITS RESIDENTS, THEY WILL RENT TO ANYBODY. ALL THEY CARE ABOUT IS THE MONEY. THEY RENT TO CONVICTED FELONS, DRUG DEALERS, CHILD MOLESTERS, PROSTITUTES AND THE WORST SCUM IN SOUTH FLORIDA. LOOK AT IT LIKE THIS, IF YOU SEE THE CRIME STORIES IN THE NEWS ABOUT TAMARIND AVENUE AND RIVIERA BEACH-THAT IS EXACTLY HOW LIFE IS LIVING AT ISLAND SHORES AND WATERWAY VILLAGE. DO NOT MOVE TO EITHER OF THESE PROPERTIES.

I don't think I could have stated this any better! The sad part is that I lived in Waterway from 2006-2007. I assumed that the "new management" would improve this place, clearly that is NOT the case. Take the advice people, rent elsewhere!
