When you first come in to check out the property, the staff are nice, but once you have already rented they couldn't care less about you. Every time you enter the office the staff is goofing off, just hanging around, talking, and act like you're interrupting/bothering them if you ask the simplest question.

Alright, lets break it down how ApartmentRatings.com has it listed below:

1. Parking:
Adequate parking. Don't leave any valuables in your car. People are constantly getting their cars broken into. (This is confirmed by the Greenacres Police office I'm friends with who lives in Waterway Village.)

Also, if you have a motorcycle, make sure you rent a garage and park it in there or it WILL get stolen! Numerous motorcycles have been stolen from this development. (Also confirmed from above)
My Next door neighbor as of 11/28/08 almost had his Yamaha Sportbike stolen the other night. He keeps it chained-up to a concrete column on his patio and he heard someone playing with the chain at 3am in the morning. He turned the light on and it scared them off, but his chain was cut.

The parking lot is filled with broken glass and used condoms.

2. Noise:
All I can say is you constantly hear people fighting in the middle of the night, screaming at each other from all over the complex, which is then followed up by the police coming in almost every night.

3. Grounds:
I'm not sure if this should be entered in Grounds, but the rat problem is out of control here! When you go to the dumpster to throw out your trash, 10-20 rats jump out of the area you are to place the trash in. They run right past you, down the hand rails! Then the property mis-manager gets mad that you don't place the garbage into the dumpster!

The rats are every where! My apartment isn't anywhere near the dumpster but, I constantly see rats scurrying up the palm tree and gutters adjacent to my stairs.

4. Safety:
I've never lived somewhere were I had to worry about my personal safety before. The Greenaces Police office I mentioned above has told me about all the burglaries, car thefts, car break-ins, domestic violence issues in Waterway village. The police are in here almost every day, day and night.

There is 13 registered sex offenders within 1 mile radius of Waterway Village. This is according to the Florida Department of Law Enforcement State website: http://offender.fdle.state.fl.us/offender/searchNeighborhood.do'actionPerformed=neighborhoodSearchMain

5. Construction:
My apartment itself was very clean and all of the rugs sheet rock appliances were in good shape!

6. Maintenance:
Larry the maintenance guy is the one shining light at Waterway Village. He gets the job done very promptly and is very courteous. Like others have mentioned in other reviews you have to call Larry directly or he won't receive the message. (Probably because of the incompetent staff in the office) The first time you meet Larry he'll give you his number and tell you to call him directly.

7. Staff:
Like I've mentioned in the comments above the office staff is terrible at best.
Christina the Property Mis-Manager is impossible to get a hold of. You have a better chance of seeing God, than seeing Christina! She probably has the office staff trained to tell everyone that she isn't there or she is busy. It doesn't matter what time you call, or what time you stop by the office. Chances are 9 Xs out of 10 she isn't there. Christina is kind of like the Lockness Monster; you always hear about her, but you never quite see her.

8. Overall:
If you read my comments above, you really don't need an overall comment, but I'll give cliff notes summarize everything.

Basically, if you value your life, belongings, and overall quality of living; DON'T MOVE TO WATERWAY VILLAGE!
