First off, let me start by commenting on the previous person's posting from August 15. Pretty much everything he said was accurate. I think maybe in 5 years this apartment complex might reflect its ridiculous pricing.

Absolutely the most irritating feature of these apartments .. The loud, rumbling, incessant, HIGHLY IRRITATING sound from car exhausts outside as they whip through the community. Everyday, you hear it. I live in the back, and sometimes I can hear the cars drive by on University, it is so loud. Another thing car related that is irritating, this community is speed bump city, if you live all the way in the back. I have to go over 6 bumps, just to get out of the apartment complex, and not only that, the annoying dips in the road where the drain things are located. It takes me almost 5 minutes to get out in the morning. About the gates, in the beginning, they worked about 25% of the time. Now they are on all the time, but wouldn't you know it, just 2 days ago, I get a call on my cell phone at 1:30 ****AM*** from this girl who was stuck outside, and who wanted me to press 9 on my phone to open the gates. I have seen numerous times, people jumping over the gates and the wall over to target, I have seen people on foot and skateboard prying the gate open (which resulted in it being completely broken a few weeks back). the gate is absolutely futile, just slows down your commute out of there.

About the previous posting and rats .. I haven't seen a rat, BUT, my problem was worse. Get ready for this one .. I battled, and I'm not exaggerating, I battled a flea infestation for 7 months! I gassed the place twice, and I had management come in and spray their insecticide, to no avail. finally, a few months before my lease was over, I figured out, the flea infestation was OUTSIDE the apartment, RIGHT OUTSIDE MY DOOR. I knew this because EVERYTIME i went outside and stood by the door, almost instantly about 5 fleas would jump on me. Finally I solved the problem by emptying an entire can of Raid outside my door. Killed those suckers. Bugs YES. There are bugs everywhere. Fruit flies, roaches, ants, lizards, possums, you name it. Oh and I caught a skink scurrying its way across my living room floor just the other day, no lie.

The garbage dumpster. First off, I find it highly irritating and unusual that there is only ONE dumpster in the entire community, which is pretty big. And with one dumpster, it is way too small. Garbage bags pile up in front of the dumpster, which looks disgusting, and the pile will get bigger and bigger until a truck comes. That doesn't happen all the time, but seeing that even one time isn't good, especially if you have visitors. But for those of us living in the back, you seriously have to walk a long way just to throw your garbage away. some of us don't like putting smelly garbage bags in the trunk or on the roof of the car and drive it to the dumpster. Then when we starting throwing trash in the maintenance dumpster, in the back of the complex, we got a love note on our doors, reminding us that there was only one dumpster.

The construction. Will it ever end' You know I've come to think that I joined this community at just the WRONG year, because ever since I've been here it has been one thing after another. First off, the SECOND DAY i was here, it poured, and a ton of water leaked into my living room. I mean half the carpet was soaked, making it smell bad. Maintenance responded instantly, bringing industrial fans to dry up the mess. it dried, however, the carpets still stunk, and I refused to live there, so management moved me to another apartment, which leads me to another issue ...

Their money. The management, or I should say Riverstone Management, LOVES their money. When they moved me to another unit, they made me sign another lease, so i had to pay the 10 days reamining in the month, all over. They said they would refund me the money for the 10 days remaining in my old lease. it took them almost 3 months to get me a refund. My lease ends the 24th of this month, but i forgot about prorating my last months rent, so i paid the full price. All i had to pay for was 24 days of rent for that month, so i was due a refund of $200 something dollars. i went to the office to ask for refund, and they said i would get it, along with my security deposit, after i vacated and after they isnpected the apartment. i told them that the $200 something dollars belonged to me and they couldn't hold that for security, becasue they already had a security deposit. Their explanation: corporate office can't cut two checks, so they will cut one check at the end. Does that sound professional' So now, pretty much they can claim anything is wrong with the apartment, they can claim the walls need to be repainted (and they don't, because i'm a mature adult), and keep all of my money. They will hold on tight to your money, believe me.

Another thing, keep all your documents and receipts, when you're signing anything or writing anything on one of their documents, for example your forwarding address, MAKE SURE IT IS COMPLETELY LEGIBLE AND HAVE THEM MAKE A COPY, AND THEN GO BACK IN A FEW DAYS AND VERIFY. I WROTE MY FORWARDING ADDRESS (so i could get my security check back) ON ONE OF THEIR DOCUMENTS. I MADE A MISTAKE WITH THE LAST DIGIT OF THE ZIP CODE, SO THE REP INSIDE CROSSED IT OUT AND PUT THE RIGHT NUMBER. I GO BACK A FEW WEEKS LATER, AND ASK THEM WHAT MY FORWARDING ADDRESS IN THEIR COMPUTER SAYS, IT WAS **COMPLETELY INCORRECT** THEY HAD THE ZIP CODE INCORRECT, AND WORSE, THEY HAD THE PO BOX # **INCORRECT** At this point, I'm thinking to myself, how hard is it to read something, and put it into the computer''' I asked the rep 3 TIMES, if he could read the corrected zip code, "yes of course" But to put in my PO Box number incorrect, after it was completely legible'''' (because i didn't make a mistake with the PO Box number) So what if i didn't make sure it was in their system right' The check would have been returned to the sender (in whcih case, Calibre Bend, and they would have kept the check for themselves), or it would have gone to some strangers PO Box.

but back to the construction, non-stop construction it seems like. not only are they loud, (and yes like ants crawling from roof to roof), it is very unsightly. I drive throught he complex, and its not the luxury, quiet, nice apartment complex that i thought i was getting in the beginning.

about the apartment inside .. to be honest its nice inside, and the kitchen is great. yes the dishwasher is cheap, but the fridge and stove and microwave are all good quality. Everything works, and well too. The washer/dryer are loud, but thats not a big deal to me. One complaint: the AC is LOUD. i have to turn up my tv 5 notches to hear it once the a/c clicks in. but it does work well, hasn't broken on me in the year that i've been here.

parking .. parking is fine, except on the limited occasions when your neighbor has his entire Full Sail class over for a party.

the complex all in all is pretty quiet (except the cars driving by), but almost too quiet. i read a post on here that said the neighbors don't talk to each other. very true. i rarely talk to anybody in this place. I have heard the occasional rumble from a neighbor from his music.

Another very annoying thing about this apartment community .. forget about calling the office, like if you need anything and you're at work or in your house and you don't want to walk to the office. you RARELY will get somebody on the phone, it goes to their answering service everyt time, and their answering service is useless, they don't know anything, they are just there to tell you there is nobody in the office. one time i called the office, no response of course, then i walked over there, and out comes a rep from the office. i don't understand why they don't answer the phones. its very irritating. even if they are sitting with somebody, you can at least answer, and if its something that wiill take a while, tell the person who is calling that you will call them back. Another thing, try leaving a message for the office staff with the answering service. tell them you would like one of the management team to call you back. NEVER. they will never call you back. when you go there asking why, you get the same answer: we've been really busy lately with prospective renters. i don't know what goes on in that office, but i don't think things are being handled professionally.

Positive..

Maintenance - responds quickly and very professionally
The units inside are nice
nice tennis court
Location is ideal
Low crime (i haven't been threatened by anybody or had my car touched in the year i've been here, although there were a couple letters warning us of car theft)

Negative..

Management - love money, they NEVER answer the da** phones, completely USELESS answering service, too many speed bumps and dips in the road, constant construction, bugs, resident population (i'm definitely getting my next place AWAY from Full Sail), incessant and highly irritating car exhaust noise, lack of garbage dumpsters


And one more thing - When they sent me a letter reminding me of my lease ending, and the new rates, I wasn't surprised to find out that the rent was increasing $70/month!
