Aside from people getting robbed and murdered in the complex, you'll find yourself in a constant battle with maitnence issues and pesty critters that the complex employees don't seem to be a problem. They will be quick to raise your rent "to keep up with the market", but I suppose the 3 laundry facilities that are found throughout have been forgotten about. Take at least 10 extra dollars with you because after you load any of the machines, put your money in and wait for the cycle to finish will you realize that it doesn't work, and you'll have to start all over. Before you realize it, it has taken you 5 hours to do laundry instead of an hour and a half.

When choosing to move in to this place, what they call "the best address in Winter Park", come with your own tools to fix all of your broken appliances or get ready to pay to have things fixed, because the maitenance department doesn't know how to fix anything. Don't bother putting in a complaint in the office, you will not get a response for weeks or even months. Or if they do they are too busy cruising around aimlesly on their golf carts to do their jobs.

Also save extra money for the high electric bills, you will pay anywhere from 180 to 250 a month because of the poor insulation and the 30 year old broken down air conditioners. They put a new meaning to "central" air> You have a duty to cool of "central" florida while living here. And don't complain because the ladies in the office will just try to out-do you by telling you her bill is higher than yours.

As for the women in the office, I am not quite sure what they are qualified to do, but management is definately not it. Their professionalism is something they need to work on. Put in a work order, you may have something fixed before your lease is up....maybe not, they are awefully busy! (Remember the golf carts I mentioned')

You'll find quickly that you are paying for "extras" like the pool that is never open or if it is there are too many kids there to go anywhere near it. The top notch laundry facility which I mentioned, and lets not forget the unwanted 6 legged room mates that out lived the dinosaurs. I suppose they are complimentary. Look on the brightside, there are several different species of roaches you'll be sharing your home with, if you don't like one just look in your cabinets, you'll find others you may prefer more. Every species has a purpose! Just remember, if you ask for a pest control, that is not included in the rent.

Don't forget to purchase some form of security to protect yourself and your belongings from the unparented brats that hang out til all hours of the night. I hope you have good insurance on your car because chances are good that it will get broken into or damaged from the little hood rats throwing things at you as you drive by.

Good luck when choosing Semoran North, I have a feeling this won't be the last time you move. Oh and get receipts from the office ANYTIME you give them money, I think they use tenant and applicant money to pay their own bills......THIS PLACE IS A DUMP!!!!!!

You couldn't tell that place was a dump by looking at the outside?? Those buildings look like they were built in 1960 during the hippy revolution! I wouldnt live there if they paid ME 1000 a month. Sucker.
