SunKey is primarly a student property (fullsail) but they cant tell you that due to fair housing rules. There are 596 units on property and the way of maintaining them is to do the major things first (ac-heating, leaks first) then the other things after when and if there is time. There is about 70% students there, Sunkey advertises in fullsails student housing magazine and pays a fee for every student that moves into there (aprox a half months rent commission to the school)fullsail is a 24 hr school and the students run through there at all hours of the night, it is loud at times, the site is taken care of ok but they have just repainted so it does look much better, the buildings are made cheaply and there are alot of roach problems, as well as floods from old waterheaters exploding and faulty plumbing. The appliances are rusty and look horrible but they just spray soem paint on them and tey are good to go, one person wrote that the eay they fix everyhting is to paint over it, thats not all true but not all wrong either. Frank is the maint sup, from workign with him the man has a heart of gold, he would do anything to help you so if you have a problem please see him and he will take care of you. The company (picerne mgt) is not a bad co overall, they just dont manage things property, rather then property train the staff they just train them to do minimal, promote them quickly then fire them and if you go in the rental office you will see the domino effect of staffing. I worked under Adraine Rainey (now a dict mgr) she was a great mrg and cared about the site very well, we had a great staff and we took care of people, there will always be people you cant make happy and there are alot you can, but i have heard every excuse know to man about why the rent was not paid and what not, so keep in mind that sometimes they may not believe ya with good reason, lol. Loosing checks was a big thing, with 596 units and payments coming in its gonna happen. on the 6thof every month 3 day notices will coem out saying you have 3 days to pay or you will be evicted, its just the process and late fees are applied, so if you get that letter nicly go to the office and assist them in locating your check, mistakes do happen. Its not a horrible place but i have seen situations where people were not treated the best even though i gave my opinion of not agreeing with it. also deposits is another things, make sure you walk the apartment with the staff when you turn the keys in and get a copy of the refund and libality statement, or they will get you will damage fees, trust me the way they do it is to look for at least as many things to keep the existing deposit or if there is alot of damage just charge you as you should be. there are alot of (friends of bob) which means friends of the owner that live there, these people can be big holy rollers or slumb of society or emplyees that they allow to live there for free or very little money, they have 2 courtsity officers one they let life there for free and the other they made pay, just cause they liked the one more then the other, but they did not really do alot to help people. take advantage of the comunity events, they do spend a great amount on them so enjoy them. thats all ic an think of at the moment, the key i can suggest to getting along well there or anyhwere is be nice to the staff, coem in, talk to them and when you need somehting your not just another face int he croud, they will help you, or at least that how i helped.....good luck

It's amazing that someone with such strong opinions, are usually the ones that were either upset about a situation that happened to them, or angry that they didn't get their way for one reason or the other. I DO currently work for Sun Key, and if painting was just a "band-aid" to make things appear better, then I guess we should have thought of that before we re-paved the entire community, cut into the exterior walls of every building to remove any damaged wood and replace it, re-stucco at least 40% of the property, and put a new roof on EVERY building throughout the community. We do have pest control that visits our site every Tuesday that is available to the residents every week if they should request it. Usually we have out of 596 apartments, an average of 3-5 calls per week. We do quarterly unit inspections of 100% of the property in an effort to complete preventative maintenance on the units which covers leaks, smoke detectors, hot water heater checks among various other maintenance requests including a/c filter checks. I guess I would respect the opinion of a past employee if their grammer and spelling were a little more accurate and professional. I would suggest all those who are interested in renting at Sun Key Apartments or any other community in the area to visit us and see for themselves how well kept the grounds are, how professional the staff is, and maybe enjoy coffee and refreshments while enjoying the clubhouse atmosphere, and listen in as residents who live here interact with the staff. I gaurantee you will be pleased.

I agree with Scummy. When there is a problem they talk to you like you are at fault or like it???s not of interest to them. The actual ground maintenance guys that do all the physical work are the most helpful though ??? they get 10/10 from me.

Its just a bunch of ------- that work in that leasing office they think they can talk to people however they want. Well let me just say one day someone in there is going to be nasty to the wrong person and they will get their asses handed to them!! Which is exactly what they deserve!!! And they all look like a bunch of backwoods inbred trash!!! I do however agree that the maitenance workers were excellent. They always treated me with the utmost respect and acted like they actually cared!!! They may be Sun Keys only saving grace.
