I lived at Sun Key for a year with my boyfriend. It was my first apartment, and I'd say overall it wasn't bad. Our air conditioner froze over a few times and they didn't fix it, so we finally figured out that if we took the filter off, the problem went away. Electric bills were a little high because the A/C unit was older and the apartments aren't very well insulated. You can definitely hear people walking up and down the stairways, and if you like to have friends over ever, you will probably get a noise complaint. My apartment had a sunroom as opposed to a back porch (although I'm not positive whether the screened in porch was an option) so I was among those hanging out in the breezeway when friends who smoked came over because I didn't allow it in the apartment. The only pest problem I ever had was ghost ants and after a few calls to the office, they sprayed and the ants didn't return. Parking was horrible. If I came home from work and time after 7 or 8, I had a long walk. Beware of hurricanes; I lived there in 2004 when Orlando got hit by three hurricanes and b/c of the amount of trees in Winter Park, our power was out every time and took as long as a week to come back on, as the complex was not a priority for the electric company. All in all, the apartments are older but from what I saw, kept clean. If you choose to live there, check your cabinets when you move in, particularly the cabinets under the sinks in bathrooms and the pantry in the kitchen. Ours were warped from previous water damage and never repaired.
