I moved into Sun Key in January and have had several problems since moving here. I have categorized it below as I know it can be a headache to read one big paragraph and we all are interested in different aspects an apartment.
MOVING IN: When we were shown the model all the cabinets and appliances were shiny and new. We even asked and were told that all the apartments were this quality. When we moved in, we were welcomed to chipped and old cabinets and appliances, dingy worn-out carpet and incredible insect problems. This is all for nearly a thousand dollars a month for a two bedroom.
PETS: We have a small puppy and a cat and were required to pay 250 dollars EACH. However, I have had to pay exceedingly more than that for pet care because the flea and tick problem is outrageous. While I am sure that there are people who do not take preventative measures, I think it is due large-in-part to the stagnant ponds (the fountain doesn't cut it) and the sprinkler system which not only waters the lawns but drenches it.
CABLE, INTERNET, and PHONE: Sprint is the only company I could find to offer DSL and phone services here. Bellsouth may now be providing service, but Brighthouse definately does not. CABLE IS AWFUL. Sun Key has an agreement with a no-name cable company for the whole complex. You have no choice because you can get dish service. It is not digital, does not offer TiVo and has a limited channel selection. HBO, etc is 12.95 extra per month. So, for HBO and regular cable I pay about 65.00 a month. The company is so rinky dink, they only accept checks and accept no internet (no website) or phone payments.
AIR CONDITIONING: My airconditioning has been serviced at least once a month since I've been here. The coil system is behind a vent in the apartment. It freezes up and then when the AC kicks off it melts water inside your walls. We took off the metal vent face to find huge amounts of mold and corrosion. Mind you, this mold is surround the filter that is soaked from the coils and keep freezing over so it is just getting sucked up and pumped all over the apartment. Last month my AC stopped working all together. It would kick on but no air would blow out from the vents. The dank humidity of an old first floor apartment next to a stagnant pond is awful. When the came in they realized the circuit breaker had switched off. The switched it back on but didn't wonder why it had done that - such as because it is wet. My electric bill was 50 dollars higher last month because of this.
MOLD & MILDEW - When you move in they make you sign a form that releases them from liability regarding damage to personal property due to mold and mildew. That's fine, but the Landlord Tenant Act (I went to school for business law) REQUIRES them to keep an apartment mold and mildew free (we only are requires to take preventative measures, such as keeping the air circulating). I have to clean the mildew out of my toilets every other day because it is so bad. It is so humid in this apartment that the AC must be ran all day. It can not be turned off while we are gone or the apartment will smell moldy when we return. They have yet to address this problem.
NOISE: It is very noisy here and no one does anything about it but hang flyers on our doors. The walls are thin and people are constantly smoking in the hallways. It seems as though there are always police here. One morning a jealous girlfriend through a rock through her ghetto boygfriends window. People are always arguing in the parking lots and because many are full-sail students, there is noise EVERY MINUTE OF THE DAY from people coming and going.
INSECT PROBLEMS: Coming from South Florida, I am very familiar with the proper measures for insect control. Though I have been told that pest control people come weekly, I have YET to see them. We have had roaches, spiders, lizards and countless flies in this apartment. Spiders have literally crawled out of our bathroom drain.
AMMENITIES: The pool is not heated. The workout machines are old and do not work well - there are not many, either.
PRICE: We signed the lease in December to move in January so we secured last years rates of 900. I have heard the prices went up by almost a hundred dollars. Sure, it Winter Park technically, but it is on the outskirts. It is very overpriced and there are much better finds.
DO NOT MOVE TO SUN KEY - YOU WILL REGRET IT.
